Manhattan sales led by a record-breaking Nolita penthouse and a steeply discounted 432 Park pad; Hanya Yanagihara nets 80% profit on Soho loft condo

On the first full week of August 2026 (ending August 7), 180 residential apartment sales were recorded in Manhattan. This is a large week-over-week plunge and is highly reflective of a slow summer season. On this sluggish sales week, the three highest-priced sales accounted for 20 percent of the week's total sales volume.
The sales recorded took place around the time implementation of the pied-a-terre tax on second homes worth $5 million or more began. In recent weeks, there has been so much confusion about who will be subject to the tax and how to get an exemption that the deadline to apply for an exemption got extended to September 18. Three primary homeowners who mistakenly received notices sued the city for "mass confusion." A State Supreme Court judge granted a temporary restraining order on Monday evening, and the city appealed a short time later. In the meantime, only 12 apartment sales over $5 million were recorded last week.

But even with a tax on high-priced second homes and high everyday costs, New York City remains attractive to people worldwide. Based on such factors as urban aesthetics, culture and history, hospitality, name recognition, and favorable visitor sentiment, New York was at the top of the Global Tourism City Attractiveness Index 2026, which was recently released by Yanolja Research in partnership with Purdue University and Seoul’s Kyung Hee University. It was one of two American cities in the top ten, and the index was released months after New York ranked in the top five of Time Out's 50 best cities in the world for 2026.
Additionally, personal finance company WalletHub recently released its 2026 report on the best states to live in. While New York ranked forty-seventh in terms of affordability, it also ranked seventh in terms of safety and number one for quality of life, causing it to come in as the twelfth-best state to live in.

$42M sale at Puck Penthouse sets new Nolita record

Early last week, the city recorded a $42 million sale of Residence #9C at The Puck Penthouses was recorded. Nothing came along to dethrone it as the top sale of the week, and it shatters the Nolita price record set by venuture capitalist Joshua Kushner and model Karlie Kloss' $35 million penthouse purchased in late December 2021. At that time, CityRealty data showed that Puck Penthouses apartments accounted for six of the ten highest-priced sales ever recorded in Nolita; this sale brings that up to seven of them. Additionally, at over $8,459 per square foot, it is the fourth-highest price per square foot for a Downtown apartment on record.

Also known as Penthouse II, Residence #9C appears to have sold in an off-market deal. However, interior photos from its last time on the market depict a sprawling home with a massive private terrace and restored architectural details like barrel-vaulted ceilings, exposed brick, and cast iron columns that pair pleasingly with high-end appliances and custom finishes. Public records show that the LLC-listed seller bought the three-bedroom apartment for over $28.5 million in February 2016. At the time, Puck Penthouses developer Jared Kushner told The Wall Street Journal that they "made a nice deal." Most recently, this sale nets the seller a 47 percent profit. The buyer, too, conducted the transaction with an LLC.
The Romanesque Revival-style building at 293 Layafette Street that is now home to the Puck Penthouses got its name from one of its original tenants, satirical magazine Puck (whose mascot may still be seen on two gilded statues on the building's facade). Kushner Companies bought the building in 1986 and Jared Kushner, son of founder Charles Kushner and current advisor to the president, spearheaded the residential conversion of the uppermost floors. (As an aside, the elder Mr. Kushner has announced plans to relocate to Florida, but keep a New York City apartment that will be subject to the pied-a-terre tax.)

At Midtown East/Billionaires' Row supertall 432 Park Avenue, Residence #94A closed for an even $22 million. While this was good enough for the second-highest sale of the week, this is below the $25.75 million ask when it entered contract at the end of June 2026. The buyer made the purchase with an LLC, and the New York Post identified the seller as a trust linked to the late Spectrum Labs founder Roy Eddleman. Public records show that he bought it for $31.5 million in 2019.
The Post also notes that the sale was recorded on the same week that the building filed permits for repairs with the Department of Buildings. Owners at 432 Park Avenue sued in October 2025, alleging that the building's bright white facade was chosen for aesthetics over substance and that defects in the facade could send chunks raining down and render the building uninhabitable.

Last week, Residence #25A at 255 East 77th Street had the week's top sponsor sale. The high-floor four-bedroom closed for over $8.78 million in the week's fifth-highest sale overall, closing slightly over ask from when it entered contract in December 2024.
Another sponsor sale was among the ten highest-priced sales of the week. Tower Residence #69, a floor-through three-bedroom at Midtown East condominium The Centrale, closed for $6.6 million in the week's eighth-highest sale overall. Sponsor sales were also recorded at 77 Greenwich Street in the Financial District, Sixty Six Clinton on the Lower East Side, Louie in the Flatiron District, The Florian in Gramercy, 435 West 19th Street in Chelsea, The Perrie in Turtle Bay, and Bloom on 45th in Midtown West.

Last week, 64% of Manhattan resale apartments traded at a profit. These included Residence #2B at 95 Greene Street, the Soho home of Hanya Yanagihara, author of critically acclaimed novel A Little Life and former deputy editor of T: The New York Times Style Magazine. In a 2017 profile in The Guardian, she showed off her extensive book collection, items from her travels, and the hinoki soaking tub in the bathroom.
In the 2017 profile, Ms. Yanagihara expressed increasing disillusionment with New York City, citing the traffic, infrastructure, and overpriced food. More recently, in May 2026, Curbed announced that she had listed it for $2.2 million amidst plans to pursue opportunities in theater. The closing price of $1.925 million was less than she sought for it, but still netted her an 80 percent profit.
