From April 13-19, 2026, 247 residential contracts were signed in Manhattan. This marked a small week over week decline, but several trophy properties were instrumental in driving the aggregate dollar amount up slightly in this time frame. April is typically the strongest sales month of the year, and 2026 could very well outpace April 2025 if contract activity continues at this rate.

Also last week, Governor Hochul proposed a pied-a-terre tax on second homes in New York City valued above $5 million, which would levy an annual surcharge among non-resident owners to close a city budget gap. Bruce Blakeman, her opponent in the gubernatorial race, has come out against it, and Noble Black of Corcoran Group questioned how effective it would truly be in an interview with Fox Business. But in the immediate term, the prospect of a pied-a-terre tax does not appear to have scared off super high-end buyers as of yet. 33 units had last asks of $5 million and up last week.

111 West 57th Street nears sellout

Both of the week's highest-priced contracts were for high-floor homes overlooking Central Park views, and Penthouse #76 at 111 West 57th Street led with a $45 million ask. Not only was this the highest-priced contract of the week, but it was also the highest-priced single-residence deal on Billionaires' Row of 2026 to date. Developer Harry Macklowe's former spread at 432 Park Avenue entered contract with a $59.9 million ask in February 2026, but that price represents two separate units. This single penthouse features direct elevator entry, a grand living room overlooking Central Park views, access to a 309-square-foot private terrace from the kitchen and media room, and four bedrooms on a separate floor for privacy.

This contract brings 111 West 57th Street to 95% sold. At the crown of the building, a Quadruplex Penthouse with 14' ceilings, floor-to-ceiling windows, five bedrooms with en suite baths, a custom circular staircase and private internal elevator, and 618 square feet of terrace space, is asking $98 million. Penthouse #80, another duplex penthouse, came on the market for $46 million earlier this month.

Luxury buyers are drawn to the Upper West Side

Residence #56N, a half-floor four-bedroom at 50 West 66th Street, had the week's second-highest contract with a $35.5 million ask. Located in the Tower portion of the Upper West Side's tallest building, it has floor-to-ceiling windows, 14'6" ceilings, a custom-designed kitchen by Smallbone of Devizes, and two private loggias - one off the living room, one off the primary suite at the opposite end of the apartment.
Additionally, notable deals took place at converted Upper West Side buildings. Residence #617 at The Belnord, a full-block building whose condo conversion was overseen by Robert A.M. Stern Architects (RAMSA), entered contract with an $12.25 million ask, the fifth-highest of the week. At church-turned-condominium 140 West 81st Street, the four-bedroom Residence #5 is also known as The Rose House for its signature feature, a restored rose window that serves as the focal point of the living room; this entered contract asking just under $9 million. The next major launch on the Upper West Side will be 200 West 88th Street, an 18-story condominium designed by RAMSA that rose on the former site of the Mermaid Inn's Upper West Side outpost.

Also of note, 193 Waverly Place entered contract with a $9.495 million asking price, the week's third-highest townhouse and just short of the ten highest-priced contracts. Anthropologists Margaret Mead and Dr. Rhoda Bubendey Metraux moved into the house in 1955, during which time Daytonian in Manhattan notes that they published several books and articles. The Greek Revival house retains such original details as marble mantles and intricate moldings, but has been updated with state-of-the-art kitchen appliances. Helen VanRhyn of Brown Harris Stevens represented the seller.

Biggest deals in Brooklyn

In Brooklyn, Park Slope townhouse 265 Sixth Avenue led the borough's contracts with a $6 million ask. This 19-foot-wide brownstone dates back to 1901, and original details like the cornice, ceiling moldings, and decorative fireplaces were carefully preserved amidst a renovation that included a chef-caliber kitchen, luxury shower systems in the primary suite, a finished basement with dry sauna, and a roof terrace with a hot tub.
However, new development condos also performed well in Brooklyn. The borough's highest-priced apartment contract was for Residence #1, one of two units at the recently converted 153 State Street in Brooklyn Heights; this triplex unit with three bedrooms, three and a half baths, and 1,381 square feet of private outdoor space spread across a deck, a paved patio, and a yard was asking about $5.5 million. Additionally, multiple contracts were recorded at Aliya in Williamsburg, 630 Grand Avenue in Prospect Heights, and 817 Classon Avenue in Crown Heights.
