From April 6-12, 2026, 254 residential contracts were signed in Manhattan. This marks a small week-over-week uptick; but while all of the week's ten highest-priced contracts were asking over $10 million, the aggregate dollar amount dipped slightly during this time, underscoring the enormous sway a small number of trophy properties holds over boroughwide statistics.

Three of the week's ten highest-priced contracts were for units in new construction condos on the Upper West Side, with Residence #40N at 50 West 66th Street leading the charge with a $23.5 million ask. The building, the current tallest on the Upper West Side, is 80% sold and was among the best selling buildings of Q1 2026 by contracts signed.
The ten highest-priced contracts of the week also included the penthouse at Fifteen, which brings the boutique building to 86% sold, and Residence #40A at 200 Amsterdam, which will net the seller a small profit if it goes for the $12.495 million ask. Additionally, multiple contracts were signed at 212 West 72nd Street and The Apthorp, two condo conversions in desirable sections of the Upper West Side near Central Park, Riverside Park, the American Museum of Natural History, Trader Joe's, popular restaurants, and area transportation.
Sponsor condos on Fifth Avenue below 23rd Street accounted for four of the ten highest-priced contracts of the week. Two contracts were signed at the Robert A.M. Stern Architects (RAMSA)-designed Sixteen Fifth Avenue. Residence #16 had the week's second-highest contract with a $16 million ask, and Residence #15 was not far behind with a $15 million ask, the week's sixth-highest. Neither buyer has been identified; nor can it be confirmed whether these are two separate buyers or one person planning to combine two apartments into a massive duplex. The building is now nearly 50% sold.
Several blocks north at The Flatiron Building, Residence #19S, a high-floor three-bedroom, entered contract with a $15.65 million ask, the week's fourth-highest. Several stories down, Residence #5S was asking $11.975 million in the ninth-highest contract of the week. The scaffolding is coming down on this New York City Landmark, and closings are expected to begin this fall.
The week after a double-wide combined mansion at 105-107 Bank Street entered contract with a $75 million ask, three townhouses in Village neighborhoods were among the ten highest-priced contracts of the week. These included 20 West 12th Street, which was asking $15.5 million in the week's second-highest townhouse contract and fifth-highest overall. The 26-foot-wide, 8,500-square-foot house dates back to 1900, and original details like high ceilings, wood-burning fireplaces, and triple-bay steel casement windows remain intact amidst a renovation that included fully renovated mechanical, plumbing, and electric systems, serviced central air conditioning and elevator, Lutron lighting, custom window treatments, and designer wall coverings.
Moreover, 20 West 12th Street served as the Kips Bay Decorator Show House in 2025, which Architectural Digest notes is the first time a Downtown house served as the venue for this fundraiser for the Kips Bay Boys and Girls Club in its 50-year history. Interior design powerhouses like Andrea Schumacher Interiors, Christopher Peacock, Huniford Design Studio, and Jamie Drake each designed a room, and photos may be seen with the listing.

The highest-priced Brooklyn contract of the week was for 407 Adelphi Street, which was asking $4.895 million. The 20-foot-wide townhouse is located just outside the Fort Greene Historic District, but still looks much as it did when it was constructed in the early 20th century. Interiors also retained original details like high ceilings, herringbone floors, and a mahogany newel post amidst a renovation that included state-of-the-art infrastructure, new energy-efficient windows with custom Shade Store treatments, top-of-the-line kitchen appliances, and radiant heated floors in three of the four baths. Lesley Semmelhack of Brown Harris Stevens represented the seller, whom public records note bought the house for $2.175 million in May 2021; neither the buyer's identity nor their plans for the house, which is currently configured as a triplex with garden rental, are immediately known.
Also of note, Residence #2/3 at The Black & Whites, an Upper East Side complex named for its distinctive facade, entered contract with a $4.995 million ask. The five-bedroom duplex was once the home of The Paris Review co-founder/editor George Plimpton, and he hosted parties with guests like Jacqueline Kennedy Onassis, Truman Capote, Andy Warhol, and Paul McCartney in the lavish double living room with East River views. When it listed for $5.25 million in April 2025, the New York Post noted that the apartment stayed in the family for years after Mr. Plimpton's death in 2003, but that his widow, Sarah Plimpton, had moved to Santa Fe and their children had all moved on.
