From June 16-22, 2026, fewer than 250 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. This time frame included the summer solstice on June 21, and fewer sellers could be adjusting prices as summer plans like vacations get into full swing.
These also came at a time when 550 West 21st Street is preparing to launch sales. It is located on the corner of Eleventh Avenue on a site that developer Legion Group's founder and CEO Victor Sigoura describes as "the last major waterfront development site in West Chelsea of this scale and quality." By virtue of its soaring height, buyers of the forthcoming condos are all but assured of open skyline and river views from oversized windows, not to mention from private loggias and terraces on upper levels. As this exciting new product is about to come to market, owners in older buildings like One High Line, Lantern House, and 551W21 are adjusting their prices accordingly.

Price cuts with cinematic connections
Last week's price cuts included 197 Clinton Street, a 23-foot-wide townhouse in Cobble Hill dating back to the 1850s. Academy Award-nominated screenwriter/director Gary Ross, whose credits include Big, Seabiscuit, and The Hunger Games, and his wife, designer Claudia Solti, bought it for $5.4 million in 2021 and redesigned the interiors to include a home theater with state-of-the-art equipment and three levels of seating, a top-floor flex space with a second kitchen and access to a terrace, and a lower-level "wellness retreat" with home gym and sauna. However, they did not stay for long, initially listing it for $11.5 million in September 2025. A price reduction brings it below $10.6 million.
Another of last week's reductions, Residence #6 at The Renwick, appeared in the 2010 romantic drama Last Night. In the film, scenes featuring Keira Knightley, Sam Worthington, and Guillaume Canet played out against a backdrop with concrete beamed ceilings, industrial windows, and an open kitchen with center island; listing agent Philip Hordijk of Leven Real Estate told Mansion Global that the kitchen stools in the apartment now may be seen in the movie. The unidentified sellers initially listed it for nearly $5 million in September 2025, and a recent price reduction brings it down to $4.5 million.
