Price Cuts: Mary Trump’s 565 Broome SoHo condo reduced; West Village townhouse once home to The New Yorker founder drops $1M

Last week, 150 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. This is down slightly from last week's nearly 200 price cuts, and comes in the middle of a typically subdued summer sales season when some listings may be temporarily off the market, and when slower activity can also be seen in Manhattan's contracts and sales.

Price adjustments at new development Brooklyn condos

The past week was a quiet time for new developments across the city, but two cuts took place at Kibo Residences, a newly converted boutique condominium in Williamsburg offering loft-style apartments with wabi sabi-inspired design, high ceilings, kitchens with Fisher & Paykel appliances, and primary baths with heated floors and towel racks. Additionally, the final availability at 501 8th Avenue, a Park Slope townhouse turned boutique condominium, had its price reduced

Mary Trump Trims price of Renzo Piano-designed condo in West SoHo

Last week's price cuts included a condo at 565 Broome Soho listed by Mary Trump, niece to the president and author of the memoir Too Much and Never Enough: How My Family Created the World's Most Dangerous Man. Public records show that she bought the three-bedroom home in Renzo Piano's only New York City residential building for $7 million in December 2021, shortly before her book was released. However, she did not stay long, but briefly listed it for $7.75 in 2023 before delisting it a few months later. More recently, she listed it for $8.5 million in June 2026 and has just trimmed $150K off the price, which would still allow her to net a small profit.

Former West Village home of "New Yorker" founder reduced by $1 million

Last week's price cuts also included 34 Perry Street, a Greek Revival-style house in the West Village dating back to 1845. Its past owners include artist/caricaturist Alfred Frueh, who helped launch The New Yorker and built a top-story addition to use as a studio when he lived there in the 1920s. About a century later, the Landmarks Preservation Commission noted Mr. Frueh's addition when they voted to approve a rear yard addition and other modifications in December 2023.
However, the LLC-identified seller does not appear to have acted on the approval. They listed it for $13.95 million in March 2026, offering it with plans approved by both Landmarks and the Department of Buildings, and last week's reduction brings it down to $12.95 million. Public records show that they bought the house for $12 million in October 2021.

Tribeca maisonette reduced amidst condo conversion next door

Another notable reduction took place at 137 Franklin Street, located in the Tribeca West Historic District and directly across from public park Finn Square. This cooperative contains only three apartments spanning multiple floors, and the maisonette is a triplex with a large private garden, enormous casement windows, a living room with a gas fireplace, an open kitchen, three well-proportioned bedrooms, a lower-level den, and state-of-the-art home automation and radiant heated floors. Public records show that the sellers purchased it for over $3.75 million in July 2015, and they listed it for nearly $5 million in May 2026.
For all 137 Franklin Street resembles a prewar industrial building with its low-rise height, red brick facade, and metal-framed windows, it is a somewhat new building completed in 2012, albeit after multiple Landmarks hearings. But directly next door, work is underway to convert 139 Franklin Street to a luxury condominium with 18 three- to five-bedroom apartments with interiors by Ryan Korban. In one of the first hearings of 2026, Landmarks approved the removal of fire escapes, facade restorations, a new rooftop terrace, and other modifications necessary to make this former storage facility suitable and desirable for residential use. More recently, developers Broad Street Development and TPG Angelo Gordon secured a construction loan in July 2026.

Price cuts on homes in NYC's top trophy buildings

The past week was marked by reductions on a number of rare availabilities in some of New York City's most luxurious condominiums, where they enjoy expansive city views, top-of-the-line appliances and finishes, thoughtfully curated wellness and social amenities, and premium services. These qualities make them popular among second home owners, namely those who might be required to pay the newly imposed pied-a-terre tax. However, several of the listings initially came on the market before the pied-a-terre tax was announced, suggesting that this is entirely coincidence.
