From July 28 - August 3, 2026, 192 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. While this represents a small week-over-week increase in the number of cuts, it held relatively steady at a quiet summer season. Unlike previous weeks where deep discounts took place, though, the vast majority of cuts were reductions of less than ten percent, even accounting for cumulative price cuts as compared to the most recent reductions.

Sky high penthouse at the Mandarin Oriental Residences reduced by $15M
The largest cut of the week was for Residence #80 at Residences at Mandarin Oriental New York, the condo component of the Mandarin Oriental, New York hotel located in the north tower of Deutsche Bank Center and directly above The Shops at Columbus Circle. The seller, a shell company linked to Nu Skin co-founder Sandie Tillotson, purchased the full-floor home for $29.5 million in 2001, at which time Crain's New York Business notes that the complex then known as AOL Time Warner Center was still under construction.
Public records show that the apartment closed four years later, and Crain's notes that the space was delivered raw. It has since been customized to feature a large living room overlooking Central Park, a west-facing kitchen with premium appliances that include two dishwashers, a utility room with two full-sized washers and dryers, and a primary suite with a corner bedroom, a sitting room with fireplace, a morning kitchen, a walk-in closet, a windowed bath, and a "safe room."
Like all owners at Mandarin Oriental Residences New York, Ms. Tillotson would have had access to the Mandarin Oriental's amenities, which include a fitness center, a 75-foot indoor pool, a tranquil spa, and services that include 24-hour concierge and valet, in-home dining, and housekeeping. However, she does not appear to have used it often, and listed it for $80 million in January 2026. The price has since been reduced to $65 million. If it still sells for this price, she would still stand to make a profit, even when accounting for inflation.

Price adjustments at Monogram New York as Midtown East office market booms
Multiple price cuts took place at a number of new developments throughout the five boroughs. These included Monogram New York in Midtown East, The Manhattan Belle in Greenpoint, The Newkirk in Flatbush, and Roma in Astoria. Another cut took place at The Centrale, a new development condominium located a short distance from Monogram New York.
The cuts take place at a time when a report from Colliers found that New York's office leasing activity in July 2026 exceeded both the five-year and ten-year monthly averages, setting 2026 up to be the strongest year for leasing since 2000. Manhattan's availability rate dropped to 12.7% in July 2026 and the total availability supply decreased to about 66.2 million square feet, though new office towers on the rise will put a dent in that. New York is home to the three tallest office buildings currently under construction, 2 World Trade Center (55 stories, 1,226 feet high) in the Financial District, 70 Hudson Yards (50 floors, 844 feet) and 343 Madison Avenue (46 stories, 829 feet high) in Midtown East, as well as the tallest mixed-use building under construction, 655 Madison Avenue (74 stories, approximately 765,000 square feet).
Interestingly enough, Extell Development is at the helm of 655 Madison Avenue, not to mention the tallest hotel on the rise in the country at 740 Eighth Avenue (52 stories, 1,067 feet high). In the coming months, they will also be helming the country's tallest residential building under construction at 80 West 67th Street (86 stories, 1,199 feet high), at which time they could have as many as four supertall skyscrapers on the rise.
The Colliers report found that companies leased about 1.5 million square feet of office space in Midtown, up nearly 81 percent from the prior month, and construction activity is going strong on the blocks surrounding Monogram New York and The Centrale. Commercial Observer reports that developer BXP has secured a $1.2 billion construction loan for 343 Madison Avenue, and a recent site visit saw that a crane has been erected for the Kohn Pedersen Fox (KPF)-designed tower. Completion is estimated for 2029, but 343 Madison Avenue is already 50 percent pre-leased, with commercial insurance firm Starr as an anchor tenant and law firm McDermott Will & Schulte signing a lease for 150,000 square feet.
Directly across the street, demolition is underway on 346 Madison Avenue, the former Brooks Brothers building, to make way for what a joint venture between SL Green and Mori Building Company describes to the New York Post as "the most highly amenitized new building in the city," a 46-story office tower with a luxury wellness center, and indoor padel court, a 215-seat auditorium, nine floors with terraces and nine with loggias, and a lounge with an Epicerie Boulud fast-casual food spot. The tower is to be designed by KPF, but neither renderings nor tenants have been announced yet.
