The Austin Nichols House at 184 Kent Avenue in Williamsburg, Brooklyn is a historic 1915 warehouse converted to luxury condominiums. Originally designed by renowned architect Cass Gilbert (of Woolworth Building fame) for Austin, Nichols & Co., then the city's largest grocery wholesaler, the seven-story structure is considered one of the earliest concrete warehouses in the United States designed by a prominent architect.
The building exemplifies Egyptian Revival architecture with its distinctive battered walls, coved cornice, and narrow window openings. After serving as a grocery warehouse and later a bourbon distillery, the building underwent a controversial landmark designation process in 2005. It was ultimately preserved and converted to residential use, maintaining its historic character while adapting to modern needs.
Now housing 338 condominium units, the building features apartments with soaring ceilings ranging from 10 to 15 feet, historic casement windows, and in many cases, spectacular East River and Manhattan views. The conversion preserved many industrial elements while introducing contemporary finishes and amenities.
Residents enjoy over 30,000 square feet of amenities including a waterfront gym, landscaped courtyard, roof deck with BBQ areas, children's playroom, movie theater, music rehearsal room, co-working spaces, and a Zen garden with firepit. The building offers 24-hour doorman service and on-site parking.
The building's location on the Williamsburg waterfront provides direct access to the neighborhood's dining, shopping, and entertainment options. It sits adjacent to the North Williamsburg Ferry terminal and is accessible to the Bedford L train station.
The Austin Nichols House represents a significant piece of Brooklyn's industrial heritage successfully adapted for modern residential use while maintaining its architectural integrity and historic significance.
