From September 1-7, 2026, 125 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. This is a small uptick in the number of price cuts that took place last week, and comes as the number of publicly listed units in New York City neighborhoods starts to climb slightly after the Labor Day holiday (now up to about 6,300).

Former presidential suite at The Westbury Hotel slashed by $3.25M

One of the deepest cuts of the week took place at The Westbury, the condo conversion of the Westbury Hotel on the Upper East Side. The 18-story Neo-Renaissance building was developed by the Phipps family (whose patriarch was a friend and business partner of Andrew Carnegie) and designed by George B. Pelham in 1927. Residence #16A, which is now a high-floor three-bedroom with a large private terrace, was reportedly the presidential suite. More recently, it was converted to a 47-unit condominium in 1999, and member's club Maxime's opened in the base of the building in March 2025.
Architecture critic Carter Horsley notes that the Westbury Hotel's only real competition as a luxury hotel for years was The Carlyle and The Stanhope. Both of these have since been converted to residential (partially, in the case of The Carlyle), and increased competition, including hotel-to-condo conversions The Surrey Residences and The Wales, has entered the market in recent years.
Residence #16A was listed for $12.25 million in November 2025, and its latest price reduction brings it down to an even $9 million. If it sells for this price, the LLC-listed seller will take a loss, having paid nearly $10.8 million for it in June 2013.

Debra Messing reduces Upper East Side home

Another notable price cut was for Emmy Award-winning actress Debra Messing's apartment at 3 East 84th Street, a low-rise Art Deco cooperative in Carnegie Hill. She purchased Residence #8, a full-floor four-bedroom, for $5.5 million in 2014. From there, she has engaged designer Lee Stahl of TRH New York to renovate the apartment twice - once to modernize it and better reflect her personal tastes; later in response to damage caused by a fire in a neighboring structure - and raised her son in the home.
In May 2026, Ms. Messing listed the apartment for just under $6.5 million, announcing plans to stay in New York but downsize upon becoming an empty nester. Last week's price reduction brings it down to below $6 million.

New developments with price reductions

289 Schermerhorn Street, Downtown Brooklyn condo conversion The Bowen (Douglas Elliman)
Last week, Downtown Brooklyn condo conversion The Bowen had the most price cuts with five reduced listings. The one- to two-bedroom homes are located in a 13-story building that combines a seven-story brick office building with a glassy six-story addition that nods to Downtown Brooklyn's industrial heritage. It now has 71 apartments, several of which have "flex rooms" and/or private outdoor space, and over 6,000 square feet of amenities that include a fitness center, interconnected lounges for coworking and socializing, and a forest-themed children's playroom.
Elsewhere in Brooklyn, Bedford-Stuyvesant boutique condominium 256 Putnam Avenue is a new construction building, but one that makes a contextually sensitive addition to its brownstone block. All four full-floor apartments feature oversized windows, wide-plank hardwood floors, kitchens with custom cabinetry and GE Cafe appliances, spa-inspired primary baths, and private outdoor space. A listing notes that the building is 50 percent sold, and prices have been reduced on the remaining homes.
