Price Cuts: Grand prewar home at 10 Gracie Square now $1.5M off; Half-floor at One57 relists at a loss

From August 25-31, 2026, fewer than 100 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. This is a small dip in the number of price cuts from last week, and comes at a time when CityRealty listings show fewer than 4,500 publicly listed apartments and townhouses for sale in Manhattan.

One57 five-bed relists at a loss

Last week's price cuts included Residence #52B, a five-bedroom at Billionaires' Row standard-bearer One57 set to change hands for only the second time since the building was completed in 2014. Public records show that the LLC-identified seller bought it from the sponsor for over $24.4 million in May 2018.
A previous listing notes that the five-bedroom, five and a half-bath condo was designed by AD100 designer Tony Ingrao. It boasts soaring ceilings, a Grand Salon living room with views of the Manhattan skyline and the East River, a kitchen with Smallbone of Devizes cabinetry, and a 1,200-square-foot primary suite with southeast exposures, a windowed dressing room, a private study, and a spa-like, marble-clad bath. The sellers initially listed it for $26 million in September 2023; it has been on and off the market since then, including being marketed with the apartment above as a $50 million combination opportunity in November 2025. Most recently, it returned to the market for $22.5 million in April 2026 and since dropped to $21 million, setting the seller up to take a loss.

Designer home in "good building" cut by $1.5M

Another notable price cut took place at 10 Gracie Square, a Yorkville cooperative that author/satirist Tom Wolfe described as one of only 42 "Good Buildings" in New York in a 1985 essay for Esquire, so chosen for their spacious prewar floor plans, high ceilings, and atmospheres of formality and respectability. Such qualities are on display in the eight-room Residence #11A, which the listing notes is on the market "for the first time in many decades," so long ago that Acris records do not show when the seller purchased it or how much they paid for it. However, it was listed for $10 million in June 2026, and a price reduction brings it down to $8.5 million.

A price reduction took place at 40 East End Avenue, a condominium designed by Gerner Kronick + Valcarel Architects in collaboration with Deborah Berke, Edward P. Bass Dean and J.M. Hoppin Professor of Architecture at Yale University and herself a longtime East End Avenue resident. She brought her neighborhood expertise, context sensitivity, and eye for design to its residences, which include Penthouse #17. This four-bedroom, four and a half-bath penthouse is reached via direct elevator access and boasts a corner living room with 11' ceilings, an open kitchen with breakfast nook and outdoor terrace, and a primary suite with its own terrace.
Penthouse #17 represents the final sponsor availability in the building since sales launched in June 2018. Developer Lightstone initially sought over $10.6 million for it when sales began, and it has now dropped to $9.35 million.
