On the week ending August 15, 2026, 328 residential apartment sales were recorded in Manhattan. This is a 45 percent week-over-week jump in the number of sales logged, and the aggregate dollar amount also dramatically spiked during this time.

111 West 57th Street penthouse leads Manhattan sales, has top sponsor sale
The highest-priced sale of the week was for Penthouse 76 at 111 West 57th Street, one of New York City's tallest and skinniest residential buildings. The duplex penthouse closed for just over $41.75 million. But while the top sale by far and more than the next two highest-priced sales combined, this came in for 23.5 percent less than the sponsor initially sought, having first listed it for $54.6 million in June 2023. It returned to the market for $49 million in July 2024, and entered contract with a $45 million ask in April 2026.
The listing for Penthouse 76, a four-bedroom with a large private terrace, notes that it was the "last remaining duplex" at 111 West 57th Street. Indeed, it was one of the last sponsor availabilities overall. At one point, a quadruplex penthouse on the uppermost levels measured over 11,480 interior square feet with 618 square feet across two private terraces, and was initially listed for $110 million. However, it has since been split into a pair of duplex penthouses. Penthouse 80, a three-bedroom duplex with a 309-square-foot private terrace, is now asking $42.5 million; directly above it, Penthouse 82 is a two-bedroom duplex with a 309-square-foot private terrace and an asking price of $40 million.
While Penthouse 76 at 111 West 57th Street was the week's top sponsor sale by dollar amount, other new developments reported multiple closings. The Strathmore on the Upper East Side was the top performer in terms of the number of sales recorded, with six logged last week. The Willow in Gramercy was not far behind with four, and multiple closings also took place at 565 Broome Soho, The Village West, The Florian in Gramercy, The West Residence Club on the Far West Side, and Sutton Tower in Beekman/Sutton Place.
Also of note, two sales apiece were recorded at Waldorf Astoria Residences New York and Mandarin Oriental Residences Fifth Avenue, two centrally located Midtown buildings popular with second home buyers for their five-star hotel services and amenities. However, all closed for under $5 million, the threshold at which their buyers would have to pay the pied-a-terre tax.
News from Noho and Nolita
Shortly after a sale at The Puck Penthouses set a new sales record for Nolita/Little Italy, this neighborhood was home to the top Downtown sale of the week. The penthouse at 224 Mulberry Street, a four-bedroom duplex with two private terraces, sold for $16.3 million, a price that includes the penthouse, two deeded parking spaces, and a keyed storage room. But while this was good enough for the second-highest sale of the week, it also holds a more ignominious distinction of having the largest dollar loss of the week. Public records show that the LLC-listed seller bought it from the sponsor for $21 million in December 2015. The buyer, too, conducted the transaction with an LLC.
A short distance from 224 Mulberry Street, Residence #M1 at The Schumacher, a printing house turned luxury condominium with a renovation and conversion by Morris Adjmi Architects, sold for $8.6 million in the week's seventh-highest sale overall. The seller is listed as an LLC, and the buyer is a trust linked to RFR Holding co-founder Aby Rosen and art investor/collector Alberto Mugrabi, longtime friends and collaborators who founded the Lever House Art Collection, a group focused on getting artists to create site-specific works for the landmarked Lever House, in 2003. Crain's New York Business notes that with this purchase, the pair now owns all four ground-floor duplexes at The Schumacher.
224 Mulberry Street and The Schumacher are located in some of New York City's most expensive and coveted Downtown neighborhoods, as was one of the top price gainers of the week. Scarcity might have something to do with the high prices; CityRealty listings show a total of 37 units for sale and 10 for rent in both neighborhoods. Perhaps unsurprisingly, new housing is watched particularly closely here, with the Elizabeth Street Garden as a particularly notable case in point. The New York City Council approved Haven Green, an affordable senior housing development, in 2019; but in the last days of the Adams administration, it was designated official parkland in a move that Mayor Mamdani says made it "nearly impossible" to move forward with new housing.
But while the senior housing will now rise on a vacant Lower East Side lot at 22 Suffolk Street, new housing is planned for this area. Later today, Landmarks will review an application to build a new boutique condominium at 233 Mott Street, a vacant lot directly adjacent to Residences at Prince, the condo conversion of the Old St. Patrick's School and Convent and itself an individual landmark. Developer Kings Capital bought the site for $7.6 million in July 2026, and renderings by Michael Zenreich Architect PC depict a red brick building only a little taller than its nearest neighbor. According to the presentation, five apartments will start on top of retail space and include a penthouse with a private roof terrace.

Several sales linked to public figures were recorded last week, with a large number of these located in Chelsea. Notably, the penthouse at prewar Chelsea cooperative 201 West 16th Street sold for $7.5 million in the week's ninth-highest sale overall. As the sale appears to have taken place in an off-market transaction, details about the apartment are limited. However, public records list the seller as Lynn Wagenknecht, who co-founded Tribeca brasserie The Odeon with then-husband Keith McNally in 1980; decades after their divorce, she still retains ownership of this restaurant as well as the Upper West Side's Cafe Luxembourg and Cafe Cluny in the West Village, two of Mr. McNally's early ventures. Public records also show that she bought it for $3.1 million in November 2004 and sold it at a profit of 142 percent, one of the largest of the week (full details on these below).
Another notable Chelsea sale was for Residence #6/7DE at 456 West 19th Street, a boutique condominium designed by Cary Tamarkin and located a short distance from the High Line. When the three-bedroom duplex was listed in March 2026, it noted that the seller, Studio Mellone founder Andre Mellone, used it as both a personal residence and a canvas for testing some of his ideas. It entered contract after three months, and just sold for $4.68 million.
Public records list the buyers of Residence #1 at 341 West 29th Street, as Independent Spirit Award-winning filmmaker Michael Sarnoski, whose credits include Pig and A Quiet Place: Day One, and his wife, script supervisor Urshula Edwards. They bought the three-bedroom maisonette with private garden for $2.55 million, and the closing was recorded a few months after The Death of Robin Hood, a film starring Hugh Jackman that they worked on together, was released in theaters.
Additionally, Residence #4B at Upper West Side condominium Ariel West sold for over $3.5 million. Public records identify the buyers as Daytime Emmy Award-winning journalist Faith Salie, a contributor to CBS This Morning and NPR's Wait Wait...Don't Tell Me!, and her husband, media executive John Semel.
Also of note, public records show that the estate of Lucas Samaras, a Greek-American sculptor, painter, and photographer, sold two neighboring apartments at Billionaires' Row adjacent condominium CitySpire for a total of $3.175 million. Mr. Samaras' executor is listed as Arne Glimcher, the founder of Pace Gallery, which represented Mr. Samaras for more than fifty years, and the sale was recorded over two years after his death in March 2024. The same LLC is listed as the buyer of both the two-bedroom Residence #6204, which Mr. Samaras kept as a residence, and the one-bedroom Residence #6205, which he used as a studio, suggesting that a combination might be in order.

Last week, approximately 63% of resale Manhattan apartments sold at a profit, a figure similar to the previous week. This week's resales had a median dollar gain of $45,000 and median appreciation of 4.7%. Among winners only, the median gain was much stronger at $175,000, or 15.7%, while losing resales had a median decline of $150,000, or 10.2%.
By neighborhood, the West Village was the standout, with all six matched resales gaining and a median appreciation of about 33.8%. Greenwich Village also went 4-for-4. Softer pockets this past week were Central Park West and Midtown West.
