The tower component of super-skinny supertall 111 West 57th Street, which rose behind the landmarked and converted Steinway Hall, comprises entirely floor-through units. However, a recently revealed quadruplex penthouse takes that to a new level in terms of exposures, flexibility, and privacy. It is listed for $110 million and located over 1,000 feet in the air, allowing for spectacular skyline, river, and Central Park views on all levels.

One floor is dedicated to entertaining with the Great Room, dining room, and kitchen. One is devoted to secondary bedrooms with en suite baths. One houses a full-floor primary suite with two dressing rooms and en suite baths; and the top floor presents a bar, billiards area, screening room, and indoor Sunset Lounge. Private terraces span both entertaining floors, and all levels are connected by a private internal elevator as well as a striking staircase.

The quadruplex came on the market around the same time the first listing at the Robert A.M. Stern-designed Sixteen Fifth Avenue went live. Residence #6, a four-bedroom asking $13.5 million, is one of 12 full-floor units in the building, which also houses a duplex penthouse and a triplex penthouse.
Like all units at Sixteen Fifth Avenue, Residence #6 is reached via direct elevator access in a gracious foyer leading to the massive Great Room. Interiors feature oversized casement windows and 5" wide plank white oak floors with a herringbone pattern in the gallery and Great Room. The kitchen by Christopher Peacock comes equipped with a massive island, Calacatta Gold honed marble countertops and backsplash, and a Miele MasterCool appliance series. The primary suite is situated along the western facade and features dual dressing rooms as well as a luxurious five-fixture en suite bath.
Amenities include an attended lobby, a fitness center, a golf simulator, an atrium lounge with catering kitchen and dining room, and custom residents’ bar with individual wine and spirits cabinets. However, its greatest perk may be its address on lower Fifth Avenue in the Greenwich Village Historic District. It is up the street from Washington Square Park and fairly surrounded by acclaimed restaurants, independent bookstores and cinemas, and popular retail.

Further uptown, sales also launched at Armorie, developer Adellco's condo conversion of a former publishing house at 114 East 25th Street, a prime location at the nexus of the Flatiron District and Gramercy. The first public availabilities include one-bedrooms from $1.5 million, two-bedrooms from $2.3 million, a full-floor four-bedroom for $7 million, and a three-bedroom penthouse with private roof terrace for $7.2 million.

All interiors feature high ceilings, European oak hardwood floors, oversized casement windows, kitchens outfitted with custom walnut millwork and integrated Miele appliances, and primary suites with generous closet space and serene baths. Residents arrive to an attended lobby with cold storage, and amenities include a fitness center and rooftop terrace with dining and lounging areas.
Many features touted by the quadruplex at 111 West 57th Street are traditional hallmarks of full-floor units. As the only unit on its floor, privacy is all but assured—pleasant enough at the best of times, but especially significant in the days of pandemic-induced lockdown. Interiors benefit from multiple exposures and incredible light, as well as flexible floor plans. Some full-floor apartments are reached via direct elevator access, and owners in buildings without elevators make the most of the hallway outside to use as a makeshift mudroom or bike storage area (permissible as long as it doesn't block traffic or create a fire hazard).
