In a small week-over-week increase, 196 residential apartment sales were recorded in Manhattan on the week ending May 9, 2026. New development condos accounted for the majority of the highest-priced sales of the week.
Fifth Avenue has traditionally been a hotbed of high-end real estate, with luxury apartment buildings on the avenue instrumental in luring New York City's wealthiest out of their mansions and into multi-family buildings. In the present day, four of the top five sales of the week were located on Fifth Avenue, but in new construction condominiums south of Central Park. Moreover, two apartments on downtown's Gold Coast, as Fifth Avenue below 14th Street has been nicknamed, were among the highest appreciators of the week.

Last week, two sales were recorded at the RAMSA-designed Sixteen Fifth Avenue, where Penthouse #2 closed for $32.5 million. While nearly 28 percent below the ask when it entered contract in April 2026, it was still the highest-priced sale of the week by a wide margin. These sales bring the building to nearly 60% sold, and remaining availabilities include another penthouse asking $59.95 million.

Further north, five closings were recorded at 520 Fifth Avenue, with two penthouses neck and neck for the second- and third-highest sales of the week. Both penthouses feature living rooms overlooking dynamic views of the Manhattan skyline, while the primary suites face tranquil views of the Hudson River; the interiors are flooded with natural light from large arched windows throughout. The buyers will have access to residents-only amenities on the uppermost levels as well as complimentary memberships to Moss, the members club in the base of the building.

The buyer of Penthouse #80 made the purchase with an LLC, and the buyer of Penthouse #76 is listed as a trust linked to Michael Hormel, widower of Hormel Foods heir/former U.S. Ambassador to Luxembourg James Hormel. The sale was recorded less than a year after Michael Hormel sold the couple's apartment at The Four Seasons Private Residences.
The top contract of the past week was also located on Fifth Avenue in the Flatiron Building, where closings are expected to begin this fall. Closings are also expected to begin later this year at 262 Fifth Avenue, the slender tower that controversially blocked views of the Empire State Building as far south as Lower Manhattan; prices on the 26 units start at $9.15 million. The next sales launches around lower Fifth Avenue are anticipated to be 11 West 13th Street, which will be Greenwich Village's tallest building upon completion, and AVA, a nine-unit boutique condominium a short distance from Union Square.

New construction condos with immediate occupancy

Last week, three closings were recorded at Gramercy condominium The Florian, which also saw five units enter contract. This brings the building to over 60% sold with remaining availabilities ranging from a one-bedroom for $1.299 million to a three-bedroom penthouse with private terrace for just under $5 million.

Also of note, closings began at The Dovecote, a Harlem boutique condominium constructed to Passive House standards with a high-performance building envelope, continuously filtered fresh air, and triple-pane windows. Like all apartments in the building, the three-bedroom Residence #5 is reached via direct elevator access and features a kitchen with premium Bosch appliances, generous closet space, and a private terrace. It closed for just over $1.27 million, and remaining availabilities start at $1.175 million.
This comes at a time when the average Upper Manhattan condo price has fallen below $900 per square foot for the first time since 2015. There has been a dearth of new condo supply in this part of New York City aside from boutique-scale projects like The Dovecote, The Cereza, La Mariposa, and The Oslo.

Barbara Taylor Bradford's Park Avenue co-op sells

Public records indicate that the estate of best-selling author Barbara Taylor Bradford sold Residence #11B, her apartment at 975 Park Avenue, for $3.7 million, or more than $1 million less than they initially sought for it in February 2025. Observer notes that she and her husband, movie producer Robert Bradford, bought the classic eight for $4.9 million in March 2014, shortly after selling their home at River House to actress Uma Thurman. The Park Avenue apartment has a library where Ms. Bradford reportedly did most of her writing, and the closing comes shortly after a new TV adaptation of her novel A Woman of Substance premiered.

Biggest profits

Park Avenue Park Avenue, home to two of the biggest price gainers of the week
Last week, just over 50% of Manhattan resale apartments traded at a profit, showing a greater balance between gains and losses than previous weeks. The biggest gains took place in Downtown neighborhoods like Tribeca and Greenwich Village, though prewar apartments on Park Avenue were also among the biggest appreciators of the week.
