535 Park Avenue is a 15-story cooperative designed by Herbert Lucas and completed in 1909, originally built by a group of original shareholders including bankers, lawyers, and acclaimed society portraitist Lydia Field Emmet, for whom the penthouse was specifically designed. The building features a two and a half story rusticated terra cotta base, red brick façade with curved wrought iron Juliet balconies, and a canopied entrance. Despite a scathing 1911 review in The Architectural Record that called it "sham-palatial" with "cheap finery," the building has retained its architectural character, including its cornice, and stands as a well-maintained prewar cooperative with approximately 31 apartments.
The white glove building offers a high staff to resident ratio with 24-hour doorman service, elevator operator, live in superintendent, and several porters. Amenities include a common roof deck with Central Park views and private storage for each unit. The building has undergone infrastructure upgrades including a new roof, boiler, electrical system, and common area windows while maintaining its prewar character.
Apartments typically feature generous proportions with 10-to-11-foot ceilings, wood burning fireplaces, and large scaled rooms with excellent light from multiple exposures. Many units include decorative wrought iron balconies, some with Juliet balconies overlooking Park Avenue. Renovated apartments showcase high end finishes such as chevron or herringbone oak floors, custom millwork, marble bathrooms, and chef's kitchens with top tier appliances. The penthouse offers a 1,400 square foot planted terrace with open views along Park Avenue and glimpses of Central Park. Several units feature entrance galleries ranging from 13 to 43 feet in length, ideal for displaying art.
Located at the northeast corner of Park Avenue and 61st Street, directly across from the Regency Hotel, the building permits pets and pieds Ă terre, allows trust purchases and up to 40% financing. There is a 2% flip tax paid by the purchaser. The location provides convenient access to Central Park, midtown, and the Upper East Side's shopping and dining establishments.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
