From May 4-10, 2026, 255 residential contracts were signed in Manhattan. This represents a small week over week increase as well as a nine percent year-over-year increase from the same week. The aggregate dollar amount rose slightly week-over-week, but was down by a small amount year-over-year.
The past week's top deals seemed to show an appreciation for New York City's history. Seven of the top ten contracts were located in individual landmarks or buildings in historic districts, and the majority of the highest-priced deals were located either in prewar buildings or new construction inspired by prewar architecture.

High performing new developments

175 Fifth Avenue The Flatiron Building then and now
Six of the week's top ten contracts were located in new construction condominiums located in dense, highly walkable neighborhoods. Residence #8-NORTH in The Flatiron Building led the charge with an asking price of $17.625 million. One of only two units on its floor, the four-bedroom apartment is located in the prow of the building to overlook treetop views of Madison Square Park. Interiors feature a private entry vestibule, a windowed kitchen, a primary suite with floor-to-ceiling Poliform closets and a five-fixture bath, and en suite baths with radiant heated floors in all secondary bedrooms.
Cobble Hill boutique condominium Boerum Place saw five contracts signed, the most of any new development condominium, on the first full week of May 2025. Multiple units entered contract at The Florian in Gramercy, 155W68 in Lincoln Center, Vandewater in Morningside Heights, and Radiant in Long Island City. Also of note, Residence #5, the last remaining availability at Soho boutique condominium Spring + Thompson entered contract with a $12.5 million ask, the tenth-highest of the week..

Cobble Hill's most expensive house finds a buyer

Brooklyn's top contract and the week's second-highest overall was for 205 Clinton Street, which entered contract with an asking price just under $17 million. This is about $5 million below what the sellers initially sought; however, it is still Cobble Hill's most expensive home, and would still set a new price record for the neighborhood if it goes for this ask, breaking that of a renovated carriage house that sold for $15.9 million in 2015.
Public records show that the seller, listed as an LLC, paid $3.85 million for it in July 2020. The house dates back to the 1850s, but underwent a two-year, Landmarks-approved, nearly complete interior rebuild by Brooklyn architect Michael Ingui. Original details like fireplace mantels and repurposed stained glass windows are on display, and interiors feature a great room with wet bar and 500-bottle wine cellar, a full-floor primary suite with sitting area and private terrace, a home gym and bathroom with steam shower, and a top-floor "clubhouse" with a 15-foot skylight and access to a terrace with fireplace and grill. There is also a private garden with an ipe pergola and an outdoor kitchen.

Gilded Age mansion enters contract

In Murray Hill, 123 East 35th Street had Manhattan's top townhouse contract and third-highest overall with an asking price of $15.9 million. It is also known as the James F.D. Lanier House for its first owner, banker James F.D. Lanier II. He purchased two adjacent brownstones in Murray Hill for $31K in 1901 and hired the firm of Hoppin & Koen to design a new Beaux-Arts mansion on the combined sites. The house was completed in 1903, and Mr. Lanier moved in with his wife Harriet Lanier. The couple was active in New York society and appeared on Ward McAllister's Four Hundred list, which represented the number of people who could fit into Mrs. Caroline Astor's ballroom.
The house was designated a New York City Landmark in 1979 and listed on the National Register of Historic Places in 1982. Original features like its brick and limestone facade, Ionic-style columns, dentil and modillion cornices, ornate paneling and molding, and intricate carved stonework have been carefully preserved. The house has 12 bedrooms (including a full-floor primary suite with fireplace), nine baths, a wellness suite with hot tub and cold plunge, a temperature-controlled wine cellar, and an elevator serving all six levels.

The townhouse's listing notes that there have only been two owners since its construction. When it was initially listed for $33 million in June 2022, The Real Deal noted that Bassam Alghanim, one of two heirs to the Kuwaiti conglomerate Alghanim Industries, was listed as the owner on renovation permits. The most recent buyer has not been identified.

Notable deals in RAMSA buildings

211 West 84th Street, Upper West Side condo The Henry (CityRealty)
Architecture firm Robert A.M. Stern Architects is widely associated with New York City's revival of Gilded Age-style architecture, and three listings in buildings designed by the firm were among the ten highest-priced contracts of the week. These included two contracts at The Henry, bringing the Upper West Side condominium to over 80% sold, and one at Sixteen Fifth Avenue.
These signings came about a month after Mr. Stern's personal residence was listed following his death in December 2025. It is located in The Chatham, an Upper East Side condominium that was one of RAMSA's earlier designs, and this gracious two-bedroom overlooks views of the historic Jones Wood Gardens.
