56-story condominium with 26 column-free residences featuring floor-to-ceiling windows and unobstructed Empire State Building views. Premium amenities include pool, fitness center, and observation-level roof deck near Madison Square Park and NoMad.
262 Fifth Avenue is a 56-story condominium tower rising on the southwest corner of Fifth Avenue and West 29th Street in NoMad. Developed by Five Points Development and designed by Meganom, the building is defined by its extremely slender proportions and limited scale, containing just 26 full-floor and duplex residences, including at least one quadruplex. With a narrow footprint and column-free layouts, each home is designed to maximize space, privacy, and uninterrupted views of the Empire State Building and the Manhattan skyline.
Interiors by Norm Architects, the firm’s first New York project, emphasize restraint and clarity, pairing expansive floor-to-ceiling windows with open, flexible layouts. The absence of interior columns allows for seamless living spaces, while the building’s height and positioning ensure sweeping north- and south-facing vistas. Residences are conceived as private, light-filled environments, with an emphasis on both livability and long-term functionality.
The building’s form is the result of a decade-long development process, during which plans evolved from an initially taller mixed-use concept into its current approximately 860-foot residential tower. Its ultra-slender profile, rising from a footprint of just over 2,200 square feet, makes it one of the more distinctive additions to the NoMad skyline, though it has also drawn attention for altering views of the Empire State Building from nearby public spaces.
Amenities are designed to complement the building’s scale and views, and include a fitness center, swimming pool, and multiple outdoor spaces, culminating in a rooftop terrace and infinity pool with sightlines comparable to those from the Empire State Building’s observation deck. Located near Madison Square Park, NoMad’s restaurant and hotel scene, Koreatown, and multiple subway lines, the building places residents within one of Manhattan’s most active and centrally located neighborhoods.
