On the week ending May 16, 2026, 136 residential apartment sales were recorded in Manhattan. This marks a noticeable week-over-week decrease, though robust contract activity suggests that a lag in reporting by the NYC Department of Finance might account for this rather than a market slowdown. New development condos accounted for three of the five highest-priced sales of the week, with the top two in buildings designed by Robert A.M. Stern Architects (RAMSA).

High-priced sales on the Upper West Side

211 West 84th Street, Upper West Side penthouse The Henry, #PHA, top sale of the week (Compass)
The week's highest-priced sale took place at The Henry, the RAMSA-designed boutique condominium near Central Park, Riverside Park, the American Museum of Natural History, and Zabar's on the Upper West Side. Penthouse A, a floor-through six-bedroom with a 754-square-foot private terrace, closed for just over $28.69 million. Not only was this the top sale of the week by far, but it was also among the most expensive Upper West Side sales of the year, second only to a $50.7 million penthouse sale at One Central Park recorded in January 2026.
The week's next-highest sale on the Upper West Side took place at 250 West 96th Street, where Residence #9C closed for $4.1 million. The buyers of this three-bedroom unit will enjoy a central Upper West Side address and access to an array of amenities that includes a fitness center with separate Pilates studio, an indoor saltwater pool, a basketball/squash court, and a music practice room. The building is over 50% sold, and remaining availabilities range from a one-bedroom for $1.75 million to a four-bedroom for $5.94 million.

Also of note, Adam America Real Estate, developer of 2505 Broadway, announced that the penthouse closed for $13 million. The four-bedroom penthouse encompasses the entire top floor of the ODA Architecture-designed building, spanning 4,103 interior square feet and a total of over 1,500 square feet of private outdoor space across two terraces and a private roof deck with Hudson River views. Interiors feature a living room with gas fireplace, a 795-square-foot primary suite with walk-in closet and private terrace, and a custom curved interior staircase connecting the living space and the roof deck.
This sale represents the highest price achieved for a new development condo above 91st Street in Manhattan. I Love the Upper West Side identified the buyer as someone who already lived on the Upper West Side. The penthouse was the building's final sponsor availability, and a pair of resales starts around $2.2 million.

Tribeca condo Rory Kennedy and her husband purchased a Tribeca condominium (Coldwell Banker Warburg)
Several sales linked to public figures were recorded on the second full week of May 2026. These included a three-bedroom Tribeca condo purchased for $3.35 million by Rory Kennedy, a writer and granddaughter of Senator Robert F. Kennedy and Ethel Kennedy, and her husband, finance executive David DiCamillo. Public records show that they made the purchase in their own names rather than use an LLC, and that the sellers made an 86 percent profit on it, having bought it for $1.8 million in August 2009. Christopher Totaro of Coldwell Banker Warburg represented the sellers.
Public records also show that Douglas Fairbanks Jr.'s former home at The Beekman, a distinguished cooperative on Park Avenue, sold for $1.35 million after a few price reductions. Mr. Fairbanks was the son of early film legend Douglas Fairbanks and a movie star and war hero in his own right; in the years that he and his third wife, Vera Shelton, lived in the apartment, they entertained the likes of Lawrence Olivier, Rex Harrison, Bobby Short, and the Duke of Wellington in their home.

Elsewhere on Park Avenue, at white-glove cooperative 755 Park Avenue, a two-bedroom apartment sold for $4.9 million. The seller is listed as Arthur Indursky, an entertainment lawyer whose clients include Billy Joel and Bruce Springsteen, and the buyer made the purchase with a trust. Public records also noted that the former New York City homes of venture capitalist/former D.C. United owner Paul Tierney and blogger Pamela Geller were among last week's recorded sales.

Last week, about 70% of resale Manhattan apartments sold at a profit. These included Residence #57B at Trump World Tower, a high-floor three-bedroom that sold for $4.1 million. This is nearly $2.6 million less than the sellers initially sought for it when they listed it for $6.695 million in February 2018; however, without accounting for inflation, public records show that they nevertheless make a small profit, having bought it for $3.56 million in February 2005.
