The week ending January 17, 2026 was one where the number of Manhattan residential sales recorded climbed week-over-week, and where all five of the week's highest-priced sales came in above $10 million, which couldn't help but drive up the aggregate dollar amount during this time. An Upper West Side apartment had Manhattan's top sale for the second week in a row, and a penthouse on the Hudson River waterfront had the top Downtown sale.

Last week, #STPH8 at One Central Park closed for $50.7 million in an off-market deal, making it both the highest-priced sale of the week and the highest-priced sale of 2026 to date. Also known as Penthouse #80, the sale was recorded almost exactly three years after Related Companies chairman Stephen Ross offloaded it for $40 million, or 47% below the $75 million he initially sought when he listed it in July 2019.
When the penthouse closed at the deep discount, Curbed notes that Mr. Ross got the penthouse "as a sort of development fee" for developing the two-towered complex now known as Deutsche Bank Center, which might have made it difficult to price when he listed it. Both parties conducted the most recent transaction through an LLC, and public records show that the seller made a profit of over $10 million on it.

At Lower Manhattan skyline standout 111 Murray Street, Penthouse #1 closed for $38.2 million, or more than $4 million over ask. Not only was this the top Downtown sale of the week and second-highest overall, but it represents a new high for 111 Murray Street, dethroning another penthouse that sold for $29.1 million in July 2025. The buyer made the purchase with an LLC and is set to enjoy panoramic skyline and river views, expansive living space, and two private terraces (one of only two units in the building to offer them).

Also of note, the first closing was recorded at The Henry, the Naftali Group-developed, Robert A.M. Stern Architects-designed condominium on the Upper West Side. Residence #5B, a south-facing three-bedroom, closed for $5.84 million, slightly above ask and the week's eleventh-highest sale overall. The building is nearly two-thirds sold, and current availabilities range from a one-bedroom for $2.48 million to a six-bedroom penthouse with private terrace for $28.75 million. The closing was recorded at a time when 255 East 77th Street, a Naftali-Stern collaboration across Central Park, is nearing 90% sold.

On the week ending January 17, 2026, 67% of resold Manhattan apartments sold at a profit. These included the former Fifth Avenue home of private investment firm founder/U.S. Ambassador to Morocco Richard Duke Buchan III and his wife, Hannah Buchan, which closed for $18.75 million in the week's top co-op sale and fourth-highest overall. Public records show that they made a profit of nearly $10 million on Residence #3W, a four-bedroom cooperative in the J.E.R. Carpenter-designed 1030 Fifth Avenue. However, this accounts for neither inflation nor an elegant renovation designed to show Ms. Buchan's art collection and featured in Galerie magazine.
