On the second full week of July 2025, the number of sales recorded held steady week-over-week. However, the aggregate dollar amount dropped during that time. This is perhaps owing to a large number of lower-priced co-op sales being recorded, though seven units in prestigious cooperatives were among the top twenty sales of the week.

In general, CityRealty only runs celebrity real estate stories at the beginning of every month. However, several bold-faced names were linked to the top co-op sales of the week in mid-July. The highest-priced co-op sale was Penthouse B at 1120 Fifth Avenue, the longtime residence of Academy Award-winning actors Paul Newman and Joanne Woodward (not pictured above). Despite the fact that the penthouse hadn't been listed (or updated) in over 40 years, its $14,000,000 closing price was over 40% above the ask when it entered contract at the end of 2024, not to mention high enough for the third-highest price of the week.
The couple's youngest daughter, Clea Newman Soderlund, handled the sale and described the duplex penthouse with a private terrace overlooking Central Park as "their oasis in New York" to The New York Times. It reportedly received nearly a dozen offers and closed after a bidding war (h/t 6sqft).

It was trailed by Residence #12G/14G, Bravo personality Andy Cohen's "Jenga-like" combination unit at 2 Horatio Street, which was featured in Elle Decor and marketed by fellow Bravo personality Ryan Serhant. The closing price of $10,500,000 is below the $14,000,000 Mr. Cohen initially sought when he listed it in September 2024, but was still good enough for the week's second-highest co-op sale and fourth-highest overall.

The two have effectively traded buildings: Mr. Strong's apartment at the nearby 299 West 12th Street entered contract after a few weeks on the market in May 2025, and Mr. Cohen is moving to a penthouse with a private terrace a few floors up from Mr. Strong's former residence (much to the delight of his young children, as People reported).

But while co-ops put up impressive sales, condos still accounted for the majority of the highest-priced sales of the week. Leading the charge was Penthouse #2 at 111 Murray Street, which closed for $28,100,000. While nearly $6 million below the asking price when it entered contract in June 2025, it still represents the highest-priced sale in the building to date.

111 Murray Street is a newer addition to the Downtown skyline, but the Woolworth Tower has been a striking part of it for over 100 years. In its current incarnation as a residential building, it continues to command attention. The three-bedroom Residence #41A closed for $7,500,000; slightly below ask, but still within the top ten sales of the week.
Also of note, the first closings were logged at The Greenwich by Rafael Vinoly with a total of $7,495,000 across six recorded sales. Three came in slightly below ask, and all feature interiors by MAWD, floor-to-ceiling windows, high ceilings, white oak flooring, kitchens with Miele appliances, and primary baths with radiant heated floors. Current availabilities in the building range from a studio for $1,110,000 to a three-bedroom half-floor penthouse for $13,500,000.
Additionally, while West Chelsea condos continue to command high prices, CityRealty's High Line Condos Index shows that the cumulative average price per square foot of condominiums directly on and near the elevated public park has fallen from an all-time high reached in late 2024. This comes as inventory in recent developments is being depleted.
Against this backdrop, at the Foster + Partners-designed 551W21, Residence #9B closed for an even $8,000,000. While this was good enough for the fifth-highest price of the week, it was far below the $12,475,000 the seller initially sought for it in June 2018. The three-bedroom condo with Hudson River views was on and off both the sales and rental markets at various price points, and ultimately entered contract with a $9,495,000 ask in May 2025. The seller, listed as an LLC, has taken a loss on it, having paid $10,490,725 for it in September 2016.
Up the street at The Cortland, a red brick building designed by Robert A.M. Stern Architects, sponsor Residence #9DW was not far behind at $7,800,000. A little further south at 505 West 19th Street, a condominium designed by Thomas Juul-Hansen, Residence #6W closed for $7,300,000; while still in the top ten, the seller of this three-bedroom condo has taken a small loss.
