On the first full week of July 2025, the number of Manhattan residential sales recorded dropped week-over-week. However, the aggregate dollar amount recorded went up slightly during this time, which could help set up Q2 2025 to be the strongest quarter by dollar volume since Q3 2022. A few more weeks of data remain to be recorded for Q2 2025, but several high-priced sales in prestigious New York City buildings were recorded over the past week.
Indeed, it cannot be overlooked that prices are getting higher in general. The consumer price index found that in June 2025, the inflation rate rose to 2.7% (h/t CNBC). Moreover, factors such as high cost of living and low housing affordability made New York City one of WalletHub's ten worst largest cities for first-time buyers. However, these are not likely to be issues for the buyers of the highest-priced Manhattan apartments of the week.

During the week, prewar cooperative on the Upper East Side accounted for four of the ten highest-priced sales of the week. At the Schwartz & Gross-designed 885 Park Avenue, Penthouse AB sold for $19,996,500. This marks an over 40% reduction from the $35,000,000 it sought when it was listed in October 2022, but was still Manhattan's highest-priced sale of the week.
The building is two blocks from Central Park, but the penthouse offers an outdoor oasis of its own with a landscaped wraparound terrace. The interiors feature the grand proportions prewar cooperatives are known for, but boast such modern touches as luxury kitchen appliances, a primary suite with custom dressing room, and Crestron smart home technology throughout.

But for all the prestige and history of prewar cooperatives, soaring new construction continues to entice, perhaps especially with new development inventory dwindling. Central Park Tower, the tallest residential building in the world, was home to the week's top condo sale. Residence #90W sold for $15,060,313; while slightly below the ask when it entered contract in late June 2025, this was still high enough for the second-highest sale of the week. The sales team reports that the building has achieved over $43 million in the past two weeks, including #90W in that figure.
Another skyline standout, 111 Murray Street, had the week's top Downtown sale with Residence #50W, which sold for $11,500,000. The seller takes a small loss on the four-bedroom unit, having bought it from the sponsor for $12,200,000 in April 2019, but the price was still good enough for the fourth-highest of the week.
Also of note, it was a good week for new development condos in Gramercy. At The Tower at Gramercy Park, one of four buildings in the Gramercy Square complex, Residence #16B sold for $11,247,495. While well below the price around $15 million the sponsor initially sought for it, this was still good enough for the fifth-highest sale of the week and one of the highest-priced sales recorded in the building to date.
Up the street at Hendrix House, a total of $9,688,611 was recorded across seven sales with several coming in above ask. Elsewhere in the neighborhood, The Willow is over 25% sold since launching sales three months ago.
