As June 2025 gave way to July, both the number of Manhattan sales recorded and the aggregate dollar amount experienced a week-over-week spike. This can be attributed to deals that happened in May or early June, when the residential sales market is traditionally hotter, just before the quieter summer selling season sets in.

- For the week ending July 3, 2025, $547,819,166 worth of transactions across 304 condo, condop, and cooperative deals were recorded
- 145 condo sales came to an aggregate price of $335,047,921
- Nine condop sales came to an aggregate price of $14,842,500
- 150 co-op sales came to an aggregate price of $197,928,745
This was helped along by high-priced sales in some of New York's tallest buildings. A few weeks after it last held the top spot, 111 West 57th Street led Manhattan's sales again with Residence #44, a full-floor apartment that closed for $21,500,000. While slightly below the ask when it entered contract in spring 2025, it still had the week's highest-priced sale by a comfortable margin.
Further downtown, a total of $19,220,000 was recorded at West Chelsea skyline standout One High Line. These included the four-bedroom Residence #E24A, which sold for $13,100,000 in the week's top Downtown sale and second-highest overall. It is located on one of the uppermost floors of the East Tower, where the condos start on top of the forthcoming Faena New York.

At the Rosario Candela-designed 765 Park Avenue, Residence #7B closed for $12,500,000 in the week's third-highest sale overall. The expansive apartment features such Candela hallmarks as a gracious gallery, grand proportions, and wood-burning fireplaces.
Residence #7B was initially listed for $17,000,000 in late 2021. It entered contract with a $14,900,000 ask in October 2024, but the deal appears to have fallen through; it returned to market a short time later and entered contract with a $13,750,000 ask in March 2025. It is not known how much the seller paid for it.

Also of note, the past week was a successful one for new development condos on the Upper West Side. Residence #12C at 50 West 66th Street, the tallest residential building on the Upper West Side, had the week's fifth-highest sale at $9,359,424, slightly above ask. A short distance away at 200 Amsterdam Avenue, the building it dethroned as the Upper West Side's tallest, Residence #9A closed for $7,866,500, just shy of the week's top five sales.
Elsewhere on the Upper West Side, three sales were logged at 155W68 and two at 212 West 72nd Street. Two sales were also logged at The Astor, which appears to have sold out its sponsor inventory. The one public availability in this building originally helmed by William Waldorf Astor is an investor unit asking $5,600,000.

Moreover, shortly after the first closings were recorded, 12 sales were logged at Kips Bay condominium Hendrix House. Many came in slightly above ask, and all buyers are set to enjoy thoughtfully designed interiors by Paris Forino with built-in home office spaces. They will also enjoy a double-height lobby, a lounge with courtyard access, a fitness center with steam room and sauna, a roof terrace with BBQ grills, and a central New York City address.
