Banks and government offices were closed for the Juneteenth federal holiday, but the number of Manhattan sales recorded on the third full week of June 2025 held relatively steady week over week. But while high-priced sales in prominent buildings were recorded, the aggregate dollar amount dipped during this time. The highest-priced sales of the week were largely dominated by units in new development condominiums, both new construction and recent residential conversions.

Manhattan Sales:

108 Leonard Street penthouse 108 Leonard Street, #PHN (Douglas Elliman)
Last week, a total of $29,584,449 was recorded across two sales at 108 Leonard Street, the condo conversion of the former New York Life Insurance Company headquarters designed by McKim, Meade & White and located in the heart of Tribeca. These included Penthouse North, which closed for $21,384,449 in the highest sale of the week. This triplex unit was described as a "townhouse in the sky" when it entered contract in March 2025, and offers a total of 2,173 square feet of outdoor space spread across three private terraces. Interiors feature ceilings up to 15 feet high, massive arched windows, chevron-patterned oak floors, a 1,000-square-foot Great Room with marble fireplace, a windowed eat-in kitchen with separate bar, and top-floor primary suite.
The buyer made the purchase with an LLC, but Robb Report identified the buyer as Alexandra Clancy, former reporter and widow of best-selling author Tom Clancy. Other notable residents of 108 Leonard, both past and present, include Academy Award-winning actor Nicole Kidman, Grammy Award-winning singer Keith Urban, Grammy Award-winning producer Clive Davis, musician Samantha Ronson, and fashion designer Christian Siriano.
Elsewhere in the building, Residence #15B closed for $8,200,000. This three-bedroom, three and a half-bath unit spans 2,618 interior square feet and offers 1,072 square feet of outdoor space across two private terraces. The listing notes that it has never been lived in.

The seller is listed in public records as One Lucky Dog LLC, but may not be feeling so after taking a loss: They bought the apartment from the sponsor for $8,748,625 for in November 2021. More recently, the buyer also used an LLC for what would still be good enough for the eighth-highest sale of the week.

Additionally, a total of $31,400,000 across two sales was recorded at 111 West 57th Street. Residence #46 had the second-highest sale of the week at $20,400,000; however, the sellers took a loss on it, having bought it from the sponsor for $26,525,594 in October 2022. When it entered contract with a $23,750,000 ask in March 2025, the listing noted that it was being offered fully furnished, but it is not known whether the buyers took advantage of this. They conducted the transaction with an LLC, as did the sellers.

Several stories down, Residence #25 had the fourth-highest sale of the week at an even $11,000,000. The lowest of the Tower Residences in 111 West 57th Street's super-skinny tower, this sponsor unit nevertheless enjoys beautiful Central Park vistas from floor-to-ceiling windows. It entered contract with a $12,500,000 ask in late April 2025, and was asking $15,500,000 in the building's initial offering plan.

Additionally, a total of $29,201,950 across two sales was recorded at 50 West 66th Street. In January 2025, it was announced that the sponsor was combining two units on the seventh floor, a four-bedroom and a five-bedroom, into one massive apartment measuring 7,112 square feet. Most recently, Residence #7CD closed slightly above ask at $19,934,394 in the third-highest sale of the week. A few floors up, the five-bedroom, five and a half-bath Residence #15D closed for $9,267,556 in the fifth-highest price of the week.

These sales were recorded at a time when move-ins are underway for the House Residences on the lower floors of the Upper West Side's tallest residential building. Facade work is still taking place on the uppermost levels, but closings on Tower Residences with private loggias could be on the horizon.

111 West 57th Street and 50 West 66th Street are distinguished by their views of and proximity to Central Park, features the top co-op sales of the week share. Residence #22AB at 80 Central Park West had the top co-op sale of the week at $5,600,000. It has three bedrooms, three full baths, and two private balconies overlooking direct Central Park views. It has been on and off the market since May 2024, when it was listed for $5,995,000, and public records show that the sellers bought it for an even $4,000,000 in December 2004.
Several blocks north at The Beresford, Residence #8K closed for $5,062,500. This unit features three bedrooms, three full baths, a home office, a wood-burning fireplace in the living room, a chef-caliber kitchen, a corner primary suite, and an address in one of New York City's most prestigious cooperatives. Public records show that the seller has taken a small loss, having bought it for $5,150,000 in September 2015.
250 East 25th Street, Kips Bay Hendrix House (CORE Group Marketing)
Also of note last week, the first closings were recorded at Hendrix House, a new development condominium at the nexus of Gramercy and Kips Bay. A total of $4,747,082 across three sales was recorded. Both one-bedrooms came in at or above ask, and the two-bedroom came less than one percent below. All units feature interiors by Paris Forino, oversized windows, kitchens with marble countertops and Gaggenau appliances, primary baths with radiant heated floors, and home offices with custom shelving and built-in desks. Current availabilities range from a one-bedroom for $1,695,000 to a two-bedroom penthouse for $3,145,000.
83 Thompson Street, Soho condo Spring + Thompson (Corcoran Group)
Further downtown, the first closing was recorded at the Selldorf Architects-designed Spring + Thompson. The one-bedroom Residence #2W sold for the asking price of $2,985,000. One of only seven units in the building, it features oversized windows, an open living area, a kitchen with center island and luxury appliances, a bedroom with dressing room and en suite bath, a powder room in the foyer, and a side-by-side washer and dryer. Public availabilities include the only other unit on the second floor, a two-bedroom asking $4,995,000, and a penthouse for $29,500,000.
