January 2025 is nearly half over, but nearly 400 residential contracts have already been signed in Manhattan. This includes 168 signed from January 13-19, 2025, showing an 8% week over week decline in activity. However, the median last asking price increased across all unit types, which was helped along by several high-priced contacts signed during this time.
Ahead of the long-anticipated first closings in the building, a total of $27,075,000 across two contracts was signed at 50 West 66th Street. Leading the week's deals by a comfortable margin was Residence #7CD, which the sponsor is combining into one massive home measuring 7,112 square feet and asking $19,525,000. A few stories down, Residence #4F was asking $7,550,000 in the seventh-highest contract of the week.

Residence #16 at 535 West End Avenue was not far behind the week's top contract with a $16,500,000 asking price. Features of this six-bedroom, six-bath home include direct elevator access, an eat-in kitchen with state-of-the-art appliances, a family room with custom built-ins, and a private wraparound terrace, the only one of its kind in the building. If it sells for this price, the unidentified seller will roughly break even, having bought it from the sponsor for $16,295,000 in March 2013.

On the opposite side of Central Park, it was a good week for new developments on the Upper East Side. Residence #14A at 200 East 75th Street had the week's fourth-highest contract with an $11,650,000 asking price. One of only two units on its floor, the six-bedroom, six-bath home has a gracious entrance gallery, a large corner living room, a windowed eat-in kitchen, and a corner primary suite with two walk-in closets and a five-fixture bath. The signing comes less than a year after sales launched and brings the building to over 60% sold.
Up the street at the Robert A.M. Stern Architects-designed 1228 Madison Avenue, Residence #10 had the fifth-highest asking price at an even $10,000,000. Public records show that the unidentified buyer will only be the second owner of the four-bedroom, five and a half-bath home with a private terrace. The seller, who conducted the transaction with an LLC, bought it from the sponsor for $9,765,000 in October 2022 and listed it for $10 million in September 2024.

Also of note last week, 739 Washington Street, a West Village house once owned by artist Roy Lichtenstein, had the week's top townhouse contract and eighth-highest overall with a $6,900,000 asking price. It had previously served as the offices of the Roy Lichtenstein Foundation and is located about half a mile from a townhouse once owned by Mr. Lichtenstein's son. The buyer was not identified, nor were their plans for the building.
Further downtown at One Wall Street, Residence #2501 entered contract with a $6,495,000 asking price. The three-bedroom corner residence measures nearly 2,500 interior square feet and opens to a 620-square-foot private terrace.

While Residence #2501's asking price was good enough for the tenth-highest asking price of the week, it represents a reduction of over 20% from the initial listing price of $8.165 million when it hit the market in July 2022. Nevertheless, if it closes for this price, it would be the biggest deal in the building by far -- the most expensive closing to date was a two-bedroom that closed for $2.65 million in November 2024.
