From November 6-12, the top contract signed in Manhattan was for 118 West 12th Street, a Greek Revival townhouse in Greenwich Village asking $19,950,000. Filmmaker Mitchell Lichtenstein, son of Pop artist Roy Lichtenstein, bought the house from art dealer Jason McCoy for only $2.52 million in 1997. In the decades that followed, he and his husband, Vincent Sanchez, decorated the house with artwork by the elder Mr. Lichtenstein and lived in an oasis of peace, as compared to their previous home on Canal Street (h/t The New York Times) and some of the house's previous residents. However, after determining that the home was more space than they needed, they listed it for $25 million in 2017 and ultimately sold it for $14.94 million, nearly six times what they paid for it, in 2021.

The seller made the purchase under an LLC and embarked on an extensive renovation that included updating the infrastructure, adding more bathrooms, and refurbishing the historic details. It was listed for $29,950,000 in June 2022 and was on and off the market ever since. The buyer has not been identified.

The top apartment contract and second-highest overall was for Penthouse 17 West at 135 East 79th Street, which was close behind with an asking price of $19,900,000. The duplex penthouse spans five bedrooms, five and a half baths, 5,325 interior square feet, and a 269-square-foot terrace off the library. Olshan Realty's market report notes that the unidentified seller is poised to take a loss on it, having bought it from the sponsor for $22,401,500 in 2013.
