April 2025 closed with over 1,000 apartment contracts signed in Manhattan, the highest monthly total since May 2023. There was a week-over-week increase in the number of signings and dollar volume as April 2025 gave way to May, but a surge in entry-level and mid-market deals drove the median last asking price down. It was also a week when Downtown neighborhoods accounted for ten of the twenty highest-priced contracts of the week.

After three weeks of the West Village leading New York City's contracts, a Lower East Side penthouse has broken that streak: Penthouse #2 at 215 Chrystie Street leads with a $17,995,000 asking price. This represents a reduction from the $25,000,000 it initially sought when it was listed in January 2024.

When the penthouse's unidentified seller bought it from the sponsor for $20,365,000 in January 2018, the sale set a new price record for the Lower East Side. Indeed, four of the neighborhood's most expensive recorded sales are for penthouses located on the uppermost levels of the Ian Schraeger-developed, Herzog & de Meuron-designed Public Hotel. While the seller will take a loss if it goes for this price, it would still rank among the Lower East Side's most expensive sales.

Penthouse #2's unidentified buyer will enjoy access to the hotel's amenities and services. These include a fitness center, a rooftop terrace, and the hotel's restaurants and bars.

Less than a week after the first listings at The Katharine went live, its first contract was signed: The full-floor Residence #6 was asking $10,800,000 in the fourth-highest price of the week. Upon arriving via direct elevator access, interiors by longtime Village resident Nate Berkus feature a checkerboard-tile foyer, a living room with a bay window, an eat-in chef's kitchen, and two private bedroom wings.
Before The Katharine was converted to an eight-unit boutique condominium, the building served as a dormitory for The New School. The next-highest contract of the week also has a connection to The New School: 21 West 11th Street is also known as "the Scatturo house" in honor of former chancellor and trustee Philip J. Scatturo (h/t Mansion Global). Its asking price of $9,950,000 is less than half the $20,000,000 price it initially sought, but was still good enough for the top townhouse contract of the week and fifth-highest overall.

Ahead of the townhouse's initial listing in early 2024, school newspaper New School Free Press noted that the university bought the house for $990,000 in 1984 to be used as free housing for university presidents. The New School bought it from writers Nina and Herman Schneider, who entertained the likes of W.H. Auden and Philip Roth in the house (h/t Daytonian in Manhattan).

The week's top Brooklyn contract was also the ninth-highest of the week: 39 Sidney Place, a Greek Revival-style townhouse dating back to 1846, entered contract with an asking price of $7,350,000, and the sale was recorded a short time later. The signing comes less than two months after the Landmarks Preservation Commission ("Landmarks") approved an application to reconstruct a stoop and enlarge parlor-floor windows for improved natural light. Neither buyer nor seller has been identified.
The week after publishing house turned condominium Armorie sold for $71 million, contracts for the individual units. These included that of the full-floor penthouse, with an asking price of $7,195,000 that was the tenth-highest of the week. It is topped with a private roof terrace with open city views, and interiors boast soaring ceilings, oversized casement windows, and top-of-the-line finishes and appliances throughout.

Further uptown, Residence #4A at the Rosario Candela-designed 2 East 70th Street entered contract with an asking price of $14,900,000 in the week's top co-op contract and second-highest overall. Crain's New York Business identified the seller as finance executive David Hamamoto, whose firm helped electric truck maker Lordstown Motors make its initial public offering in 2020. If the three-bedroom apartment and separate staff room close for the ask, public records indicate that Mr. Hamamoto would make a profit, having paid $13,250,000 for it in March 2013.
Also of note last week, a total of $14,625,000 was signed across three deals at 255 East 77th Street. The three-bedroom units all feature refined interiors, beautifully appointed kitchens with state-of-the-art appliances, and super-luxe primary suites. The unidentified buyers are set to enjoy such amenities as a state-of-the-art fitness center, a high-floor indoor lap pool, a screening room, a soundproof music practice room, and a library with fireplace and terrace access.

The contracts were signed shortly after construction on 255 East 77th Street topped out at 36 stories high. They bring the Robert A.M. Stern Architects-designed building to over 55% sold, and remaining availabilities start at $5,300,000.
