
Between its eclectic, timeless architecture, rich history, numerous celebrity residents, and acclaimed restaurants, universities, and cultural institutions, Greenwich Village is one of New York's most admired neighborhoods. It also has few availabilities for it: As of this writing, CityRealty sales listings show fewer than 200 public listings in Greenwich Village with fewer than 50 condos among them.
Such scarcity cannot help but drive prices up to over $2,400 per square foot (per CityRealty data), and it shows little sign of abating. Those who live in the Village now would understandably like to stay; many of the industrial and commercial buildings that could be converted to residential have already done so; and, owing to the wide boundaries of the Greenwich Village Historic District and its multiple extensions, new construction cannot take place without the approval of the Landmarks Preservation Commission ("Landmarks"), and preservationists are fiercely protective of areas where this is not required.

Because new construction buildings are so few and far between, units inside do not tend to stay on the market for long. A case in point may be found at 64 University Place: The 28 units were quickly snapped up largely through a whisper campaign, and the building ultimately attracted the likes of Qatari Prime Minister Mohammed bin Abdulrahman bin Jassim Al Thani and power broker Fredrik Eklund of Douglas Elliman. But that is not to say that new development in Greenwich Village has come to a halt--quite the contrary.
