The Glass House Cooperative at 43 West 13th Street is a historic nine-story building constructed in 1906 as an industrial warehouse before being converted into residential lofts. The pre-war structure retains many of its original architectural elements, including soaring 13-foot ceilings, exposed brick walls, and oversized windows. A distinguishing feature of the building is its two keyed elevators providing private access to residences, along with an intercom system for security.
Residences showcase the building's industrial heritage through spacious loft layouts, architectural columns, and abundant natural light. Units range from approximately 2,000 to 4,870 square feet, with many featuring views of the Empire State Building and the Village streetscape.
The co-op maintains a flexible policy structure, welcoming pets, pied-à-terres, gifting, and co-purchasing with board approval. A 2% flip tax is payable by buyers, and the building currently has an assessment in place through January 2026 for elevator modernization.
