From March 17-23, 2025, the number of Manhattan contracts signed increased slightly week-over-week, while the total volume dipped during this time. The latter is likely due to to a surge in approachably priced co-op deals. However, Manhattan condos hit their highest median of 2025, which can be attributed to the highest-priced contract of the year to date.

Residence #116 at Central Park Tower led the charge with an asking price of $52,900,000. Located on one of the uppermost floors of the tallest residential building in the world, the unidentified buyer is set to enjoy unobstructed views of the Manhattan skyline, Central Park, and the Hudson and East Rivers from floor-to-ceiling windows. They will also enjoy a massive Great Room with triple exposures, a separate eat-in kitchen, and a primary suite that encompasses the entire west wing of the residence.

Not only was this the highest-priced contract of the week by far, but it was also the highest-priced contract of 2025 to date, coming in slightly ahead of a Stanford White-designed mansion on Fifth Avenue asking $49.9 million. If Residence #116 closes for this price, it will be the second-highest sale at Central Park Tower, coming in behind a penthouse that ranked among one of 2024's highest-priced sales (per CityRealty sales records).
While the Central Park Tower simplex's asking price represents a reduction from the $64 million it was originally marketed for off floor plans, it nevertheless came to more than twice the price of the week's next-highest contract: The second-highest was for Residence #48N at 50 West 66th Street, which was asking $24,750,000. Located in the tower portion of the Upper West Side's tallest building, it has four bedrooms with en suite baths, a powder room off the entrance foyer, and a private loggia off the living room. The contract was signed shortly after the first closings were recorded in the building.
For the third week in a row, an apartment at 111 West 57th Street ranked among Manhattan's top ten contracts. Tower Residence #46 was asking $23,750,000 in the third-highest price of the week. Despite this superlative, the seller is poised to take a loss, having bought it from the sponsor for $26,525,594 in October 2022. They bought the full-floor apartment using an LLC.

The week's top Downtown contract was also the top townhouse contract: 77 Bedford Street was asking an even $12,000,000 in the fourth-highest deal overall of the week. Dating back to 1799, it is one of the oldest remaining buildings in Manhattan. It is also known as the Isaacs-Hendricks House in honor of its first owners, Joshua Isaacs and his son-in-law Harmon Hendricks, the latter of whom was a New York agent for Paul Revere (h/t Daytonian in Manhattan).

More than 200 years after it was constructed, the house has been updated with modern conveniences and details that pay homage to its original construction. These include copper accents in homage to Mr. Hendricks' work as the founder of America's first copper rolling mill.

Another Downtown contract of note took place at 33 Greene Street, a cast iron loft building turned cooperative. Penthouse W entered contract with an asking price of $8,250,000, the week's highest co-op contract and tenth-highest price overall. Fine art photographer Renate Aller and her husband, financial advisor Hugh Aller, bought the apartment in 2012 and embarked on a massive gut renovation that involved carving out distinctive rooms, creating wall space for her large-scale works, and adding a private roof deck.

The Allers initially listed the penthouse for $10 million in March 2023, and it has been on and off the market since then. At one point, the couple offered to throw in one of Ms. Aller's pieces as an incentive (h/t Mansion Global). There is no word on whether that is part of this deal, but storage is included. The Allers' next move is not known, nor is the identity of the penthouse's buyer.
