
Manhattan's residential market typically experiences an uptick in the weeks leading to spring, and, despite cold weather and political and economic turmoil, the second full week of February 2025 was no exception. The number of contracts signed experienced a week-over-week uptick with the aggregate dollar amount spiking by over $75 million. This was helped along by high-priced contracts in some of the most prominent buildings from yesteryear and the present day alike.

At a time when it has been speculated that we are living in a second Gilded Age, a townhouse from this period had the top contract of the week: The mansion at 973 Fifth Avenue entered contract with an asking price of $49,900,000. The limestone mansion was designed by Stanford White, the architect behind the Washington Square Arch, the original Penn Station, the Metropolitan and Harmonie Clubs, and countless mansions on Millionaires' Row. 973 Fifth Avenue took shape in 1910 and, more recently, found a buyer in the wake of a multi-year renovation that restored prewar architectural details to their original glory while integrating state-of-the-art infrastructure, top-of-the-line appliances, and luxurious finishes throughout.

Additionally, the Fifth Avenue mansion was not the only successful White design last week. A total of $21,515,000 across three deals was signed at 108 Leonard, the condo conversion of the McKim, Meade & White-designed headquarters of the New York Life Insurance Company. These included Residence #14E, a three-bedroom asking $10,750,000 in the ninth-highest contract of the week. Interiors feature massive arched windows, ceilings approximately 15 feet high, a fireplace in the living room, a kitchen with chef-caliber appliances, and an ultra-private primary suite with two walk-in closets, a midnight kitchen, and a supremely luxurious en suite bath.

The week's top apartment contract and second-highest overall was for Residence #3N at the forthcoming 140 Jane Street, which was asking $22,000,000. Construction is still in early stages, but this four-bedroom, four and a half-bath unit makes approximately 60% of the units in the boutique building spoken for. The buyer was identified only as a local.
Owing to the protections of the Greenwich Village Historic District and multiple extensions, new construction is rare in Greenwich Village and the West Village. However, older buildings in these neighborhoods remain in demand: 48 Commerce Street, a five-story house dating back to 1844, had the week's second-highest townhouse contract and tied for the tenth-highest overall with an asking price of $8,500,000. The house was restored in 1994, and will be delivered vacant in a move that will allow the unidentified buyer to create a dream home with wood-burning fireplaces, at least six bedrooms, a front garden, a rear patio, and a rooftop terrace.

Meanwhile, Billionaires' Row condos continue to command prices nearly as high as their elevations. Residence #33 at 111 West 57th Street had the week's fifth-highest contract with a $15,750,000 asking price. The three-bedroom, 3.5-bath Tower Residence directly overlooks Central Park.
Up the street at 220 Central Park South, Residence #23C was not far behind with a $13,650,000 asking price, the seventh-highest of the week. When Crain's New York Business announced the sale of another unit in the building, it noted that this two-bedroom, two and a half-bath unit was the only developer-owned unit remaining in the Robert A.M. Stern-designed condominium. The one public availability in the building is a resale unit asking $18,900,000.

Further north at 50 West 66th Street, Residence #8D had the week's eighth-highest contract with a $12,250,000 asking price. The contract for the five-bedroom, five and a half-bath residence was signed roughly around the time the first closings were recorded in the Upper West Side's tallest residential building.
