
On the first full week of February 2024, Manhattan's residential market experienced a noticeable week-over-week uptick. A larger number of contracts was signed from February 3-9, 2024, and several high-priced apartments nudged up the aggregate dollar amount of contracts signed.

Penthouse W at 25 Bond Street entered contract with an asking price of $39,500,000 in the highest-priced contract of the week. The signing comes less than two months after former Google CEO Eric Schmidt put it on the market. If it sells for this price, he would make a profit of over 60%, having paid $24.6 million for it.
When Mr. Schmidt bought the penthouse from former Goldman Sachs executive Michael Daffey in fall 2021, the Manhattan real estate market was still recovering from the pandemic. Not only would the penthouse net a generous profit for Mr. Schmidt if it sells for anywhere near this ask, but it would also set a new sales record for Noho. The prior record was held by Penthouse E in the same building, which sold for $28 million in 2008. Mr. Schmidt's 2021 purchase of Penthouse W was the neighborhood's second-highest sale, and the penthouse also held the third-highest sale at $24 million in 2008, when Mr. Daffey bought it. The asking price would also make it the 25th most expensive apartment sold in Downtown Manhattan.

The penthouse at 25 Bond Street was closely trailed by Penthouse #56 at 56 Leonard Street, which was asking $36,500,000. The four-bedroom unit spans over 5,800 interior square feet and a total of 541 square feet of outdoor space across two private balconies. If it sells for this price, the unidentified seller would make a profit, having bought it from the sponsor for $29,075,086 in April 2017.
56 Leonard Street is one of the tallest residential buildings in its neighborhood, and the next-highest deal took place in another skyscraper. The full-floor Residence #49 at 111 West 57th Street had the week's top contract outside a Downtown neighborhood with an asking price of $24,250,000. Interiors by AD100 designer Rafael de Cardenas are enhanced by panoramic Central Park and Manhattan skyline views.

Further uptown, the first full week of February 2024 was a successful one for new development Upper West Side condos. A total of $26,895,000 was signed across two deals at
200 Amsterdam Avenue. These included the full-floor Residence #41, which was asking $22,500,000. While good enough for the fourth-highest asking price of the week, it represents a $1 million reduction from when it came on the market over a year ago. Located on one of the uppermost levels of the building, the four-bedroom home features a private vestibule, an open-plan living room, an eat-in kitchen with breakfast nook, a king-sized primary suite with private wet bar and spa-like bath, and a 631-square-foot private terrace accessible from the living room, the foyer, and the primary suite.
This deal brings 200 Amsterdam to over 90% sold. A small handful of remaining sponsor units includes a penthouse featured on Emmy Award-winning show Succession and in erotic thriller Babygirl.

A short distance away, a total of $37,355,000 across four contracts was signed at 50 West 66th Street last week. The five-bedroom Residence #6D had the highest asking price among them and sixth-highest of the week at $11,600,000. Several stories up, the four-bedroom Residence #16C, the heart of which is a spacious corner living room, had the week's eighth-highest ask of $8,965,000.
Elsewhere in the building, Residence #6F and Residence #5F had the week's ninth- and tenth-highest asking prices at $8,450,000 and $8,340,000. None of the buyers at 50 West 66th Street were identified, but a duplex combination of these two three-bedrooms would not be unthinkable -- a spacious combination unit entered contract in January 2025.

Also of note last week, Residence #2, one of four units at The Whitman Mansion, came in between the Upper West Side units for the week's fifth-highest contract with a $12,995,000 asking price. The seller, identified only through a trust, put it on the market less than a year after buying it from NASCAR champion turned broadcaster Jeff Gordon for $13.5 million. The signing comes about six months after Jennifer Lopez's penthouse in the building sold.
