From May 12-18, 2026, over 300 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. The number of price-reduced listings held relatively steady week-over-week, and it must be noted that comes at a time of greater inventory and when many people would prefer to close a deal before summer starts (the Memorial Day federal holiday is on Monday, May 25).
These included 4 Staple Street, the Tribeca townhouse of director/producer Neil Burger and his wife, interior designer Diana Kellogg. Public records indicate that they bought the house for $1.7 million in late 2002; from there, Ms. Kellogg embarked on an extensive renovation that embraced the former warehouse's industrial character while adding a new kitchen, new baths, and a roof garden, as well as the transformation of a former freight elevator into a "green room" the couple uses for Zoom calls. It was initially listed for $30 million in November 2025, a price that includes the two-story townhouse, studio/office/storage space across the street at 1 Jay Street, and private gated parking for two to three cars.

The house is located on Staple Street, a two-block street in the heart of the Tribeca West Historic District. There is some debate about how the street got its name. Some think it was named after local landowner John J. Staples; others note that the term "staple" was used to refer to both a duty on tobacco exports and a commodity like wood or wool at the time the house was built; and still others consider the possibility that it was a corruption of the world "stable," of which there are many nearby.

What many can agree on, though, is that Staple Street is a highly attractive block and home to eye-catching Tribeca architecture. The roof deck at 4 Staple Street directly overlooks the skybridge at 9 Jay Street, which was formerly a New York Hospital building; the skybridge was built to transfer patients more easily and is one of Tribeca's most-photographed spots in the present day. During Banksy's Better Out Than In project of 2013, a tribute to 9/11 went up on Staple Street, which is located in close proximity to Duane Street Park, popular Tribeca dining, and the Franklin Street 1 train.

Another notable price reduction took place at The Pulitzer Mansion, an Upper East Side cooperative created from the Gilded Age mansion built by McKim, Meade & White for newspaper magnate Joseph Pulitzer. Mr. Pulitzer only lived there for eight years before his death in 1911; and, rather than getting demolished to make way for a new apartment building as originally planned, it was converted to a cooperative in the 1950s. The duplex penthouse's first owner was Roy Chapman Andrews, former director of the American Museum of Natural History and a paleontologist who discovered the first nest of dinosaur eggs in the Gobi Desert. He is said to have inspired Indiana Jones, though no one associated with the popular films has confirmed this.
Some scientists didn't approve of Mr. Andrews' showmanship, a trait he had in common with the penthouse's most recent owner: During his decades as an auctioneer at Sotheby's, David Redden created new categories and organized some of its most famous sales, including that of Jacqueline Kennedy Onassis' estate and two first printings of the Declaration of Independence. He and his wife, environmentalist Jeannette Redden, bought the penthouse for $2.4 million in 2011, embarked on extensive renovations, and regularly hosted functions for Sotheby's and fund-raising events for environmental groups in the home. It was initially listed for nearly $7 million in May 2024, just before Mr. Redden's death from A.L.S., and it has been on and off the market at gradually lower prices since then.
