In Manhattan, January 2025 closed with nearly 350 condo, co-op, and condop deals signed. This figure marks a 23% increase from January 2022's total, but a 6% year-over-year decline in contracts signed. Global socioeconomic factors, a presidential inauguration, and bitterly cold weather may have been contributing factors to the decline.

Indeed, the fourth full week of January 2025 closed with global markets in chaos over concerns about President Trump's trade war and pending tariffs. But New York real estate is traditionally viewed as a safe investment, and the week of January 27 - February 2, 2025 saw a 12% week-over-week increase in Manhattan contracts signed. During this time, several luxury buyers sank their money into some of New York's tallest and most prestigious buildings.

For the first time in 2025, New York's tallest building was home to its most expensive contract: Residence #91W at Central Park Tower was asking $18,025,000 in the highest price of the week, though this marks a small reduction from its initial listing price of $18.93 million in 2016. The buyer of this sponsor unit has not been identified.
Additionally, it was another good week for Hudson Yards. Residence #8901 at 35 Hudson Yards, the taller of the condominiums in Hudson Yards proper, entered contract with an asking price of $15,100,000. This was the second-highest asking price of the week, but represents a $13.4 million reduction from when it was first marketed in 2019. The five-bedroom unit is located on one of the uppermost floors and spans the entire southern facade of the building, allowing for incredible light and views of the Hudson River and Manhattan skyline.

Across the campus at 15 Hudson Yards, Residence #75B had the week's ninth-highest ask at $8,995,000. This, too, represents a reduction, though not so deep -- it was initially listed for $9.975 million in April 2022. Another high-floor home, this four-bedroom residence boasts gracious entertaining space, a super-private primary suite, and dramatic city and river views throughout.

A little further uptown, Penthouse #80 at 520 Fifth Avenue, had the week's sixth-highest contract with a $11,500,000 asking price. The entertaining rooms look out on the dynamic Manhattan skyline, while the sleeping quarters are located at the opposite end of the full-floor penthouse to face tranquil Hudson River views. Not only is this the the highest penthouse in the building, but it is also the highest penthouse on Fifth Avenue.

The signing comes approximately two months after the penthouse came on the market and makes five of the seven penthouses at 520 Fifth Avenue spoken for; the one penthouse currently on the market is asking $11.75 million. The signing also brings the building to over 85% sold.
The week's top co-op contract and third-highest overall was for Penthouse #16/17G at 1185 Park Avenue, which was asking $14,500,000. Neither buyer nor seller of this penthouse has been identified, but its neighbor was the longtime home of Pulitzer Prize-winning playwright Moss Hart and actress Kitty Carlisle Hart. That penthouse entered contract in fall 2024, but the sale has not yet been recorded.

Further downtown at the Robert A.M. Stern-designed 70 Vestry Street, Residence #4A entered contract with an asking price of $10,250,000. This was good enough for the seventh-highest contract of the week, but represents a reduction from the $11.5 million it was listed for in June 2023. But if it goes for this price, the seller, Tidal Real Estate Partners principal Mick Walsdorf, will still make a profit, having bought it from the sponsor for $8.3 million in 2018.
