From New York City's mayoral primary election to geopolitical turmoil all over the world, June 2025 was a tumultuous time at a local and global level for Manhattan. With all that in mind, maybe it is not surprising that the fourth full week of June 2025 saw a dramatic week-over-week drop in residential sales recorded.

High-priced sales were still recorded during this time, though they were not quite as stratospheric as in previous weeks. For example, while a total of $15,684,158 was recorded across two sales at 50 West 66th Street, including a four-bedroom that ranked among the five highest-priced sales of the week, this is a fraction of the price of a particularly impressive combination unit that was recently recorded in the building.

Manhattan Sales:

  • For the week ending June 27, 2025, $343,558,547 worth of transactions across 158 condo, condop, and cooperative deals were recorded
  • 80 condo sales came to an aggregate price of $221,701,973
  • Five condop sales came to an aggregate price of $6,736,000
  • 73 co-op sales came to an aggregate price of $115,120,574

About three months after it set a new Downtown sales record, West Village waterfront condominium 150 Charles Street had the top sale of the week. Residence #M6 closed for $16,500,000. While slightly below the ask from when it entered contract in March 2025, public records show that the sellers made a profit, having bought it from the sponsor for $11,451,556 in August 2015. The five-bedroom condo enjoys the atmosphere of a townhouse with its duplex layout, private garden, and private garage.
It was trailed by Penthouse #15 at 40 East End Avenue. While the closing price of $11,695,255 was good enough for the week's top uptown sale and second-highest overall, it represents a reduction from the $12,785,990 the sponsor initially sought in early 2019. The buyer conducted the transaction through an LLC and is set to enjoy incredible privacy, high ceilings, luxurious finishes, incredible river views, and a total of 855 square feet of outdoor space across two private terraces – one accessible from the Great Room and primary suite, another just off two secondary bedroom suites.
40 East End Avenue is a new development condominium on the Upper East Side, but the neighborhood's classic co-ops have not been forgotten. The J.E.R. Carpenter-designed 812 Park Avenue was home to the week's top co-op sale and fourth-highest overall. Residence #3/4B, a spacious corner duplex, sold for $9,150,000. Public records show that the seller, listed as a trust, is taking a deep loss on it, having paid $13,000,000 for it in May 2008.
Additionally, public records show that Moroccan-Canadian comedian/actor Gad Elmaleh has sold a condo at 124 Hudson Street. Residence #7B's closing price of $7,550,000 is a little less than "the Seinfeld of France" initially sought for it, and comes in just short of the week's top five sales. However, Mr. Elmaleh still makes a profit, having bought it for an even $7,000,000 in 2016. It is possible that he used the three-bedroom unit as a pied-a-terre and rented it out when not in New York; it was on and off the rental market for years before he initially listed it for sale in September 2023. The buyer conducted the transaction with an LLC.

The Greenwich by Rafael Vinoly, 125 Greenwich Street
Also of note, the sales team at The Greenwich by Rafael Viñoly announced that closings have commenced, though they have not yet been recorded by the Department of Finance. Conceived as the Downtown answer to 432 Park Avenue (another Viñoly design), the tower at 125 Greenwich Street soars 88 stories and 912 feet high. Residents of the building's studio to three-bedroom units have a choice of three custom finish palettes, and all interiors feature marble countertops, custom oak millwork, high-end appliances in the kitchens, and radiant heated floors in the primary baths.

In addition to a 16th-floor amenity suite with an outdoor terrace, residents enjoy access to The 88, the highest private residential amenities suite in New York City. It spans the top three floors of the building and includes an 88th-story fitness center, an 87th-story pool and spa, and an 86th-story lounge. Current availabilities range from a studio for $1,110,000 to a three-bedroom penthouse for $13,500,000.
