The first full week of March 2025 experienced a week-over-week dip in contracts signed, and Manhattan's super-prime market ($10 million+) is not as robust as in recent years. However, Compass real estate agent Vickey Barron notes that the high-end market remains strong because New York and its high-end properties have few parallels elsewhere, observing, "They wouldn't be spending the money here if we didn't have the product." Key items on their wish lists include ample space, high-quality finishes, functional features, and addresses in specific locations.
Factors like these could explain why the past week was a good one for former carriage houses. Built at a time when New York's streets were packed with horse-drawn carriages instead of cars, many of the few surviving buildings from this time have been converted to residential use. As many former carriage houses are located in historic districts, their exteriors often look similar to when they were first built; however, the residential conversions usually include changes to layout, infrastructure, and appliance upgrades.

Carriage house conversions
Ms. Barron is the listing agent for the week's top townhouse contract, 313 West 20th Street, which was asking $10,995,000. This was good enough for the third-highest price overall of the week, but represents a reduction of over $1.5 million from the $12.5 million it was listed for in February 2024. If it sells for this price, the unidentified seller will roughly break even, having paid $10,700,000 for it in August 2023 (per public records).

313 West 20th Street was built as a carriage house in 1900, but has since been converted to a two-family townhouse with an owner's unit and a rental apartment accessible through a separate entrance. Features include updated mechanicals, eat-in kitchens in both units, multiple private terraces, and, ironically, a private garage large enough for an oversized SUV.
Further downtown, The American Express Carriage House was originally built as a boarding facility for the American Express Company's draft horse fleet, but has since been converted into luxury housing. Residence #2B, a four-bedroom loft rich in original details like high ceilings and exposed brick walls, was asking $7,995,000 in the eighth-highest contract of the week.

Moreover, almost directly east of the Chelsea townhouse, the carriage house at 78 Irving Place also found a buyer last week. The Flemish-inspired carriage house was built in the mid-1800s but was later converted to be part of the condominium development. It was listed for $7 million in July 2024; following two price reductions, it entered contract with an asking price of $5,999,000.

But for all the lure of converted carriage houses, the week's top contract took place at a Billionaires' Row supertall: Residence #67 at 111 West 57th Street was asking an even $20,000,000, down over thirty percent from the original ask of $29.75 million when it was marketed off floor plans in 2016. It is located in the slender tower that took shape above the landmarked Steinway Hall on 57th Street.

65 Eckford reported 13 signed contracts last week
Greenpoint boutique condominium 65 Eckford Street logged the highest number of deals last week with 13 contracts recorded. Runners-up were Brooklyn Point with four deals and The Lumin, another Greenpoint development, with three.
Additionally, a total of $14,550,000 across two deals was signed at 255 East 77th Street. These included the four-bedroom Residence #27A, which was asking $9,400,000 in the fifth-highest contract of the week. These deals bring the Robert A.M. Stern-designed building to nearly 50% sold before construction has topped out.
