
After a mid-February slowdown, Manhattan's residential market rebounded with a strong uptick from February 24 - March 2, 2025. The number of contracts signed was the busiest week since June 2024, and allowed February 2025 to end with over 800 deals reported.

Last week, a total of $29,395,000 across three deals was signed at 212 West 72nd Street. These included Penthouse #N, which was asking $19,150,000 in the week's top apartment contract and second-highest overall. The five-bedroom penthouse spans over 4,600 interior square feet and is topped by a 1,184-square-foot roof terrace with an outdoor kitchen, a private hot tub, and views of iconic Central Park West architecture.

Indeed, 212 West 72nd Street was among several new developments on the Upper West Side to triumph. Residence #8E at 50 West 66th Street had the week's fifth-highest contract with a $7,650,000 ask. Further uptown, Residence #16A at The Westly was not far behind with a $7,500,000 ask; it tied with another property for the week's fifth-highest contract. Finally, Residence #4A at The Henry was asking $7,050,000 in the week's tenth-highest contract. The buildings are located all over the Upper West Side, but share such commonalities as eye-catching architecture, expansive apartments, and heretofore unheard-of amenities for Upper West Side buildings (e.g., the rooftop pool at The Westly, a pickleball court at 50 West 66th Street, and a two-lane bowling alley at The Henry).

But for all the space and amenities offered in new development condos, some luxury buyers prefer townhouses: About two weeks after a Stanford White-designed mansion had Manhattan's top contract, another of his designs followed suit: 127 East 73rd Street had the week's top contract with a $28,000,000 asking price. The house was built in 1904 for illustrator Charles Dana Gibson of "Gibson girl" fame, and he and his wife lived there until 1942 (h/t Daytonian in Manhattan). It was restored to a single-family mansion in 1999, and offers such perks as a wood-paneled half-basketball court, a media lounge, a home gym, and a temperature-controlled wine cellar.

Further downtown, 242 East 49th Street had the week's second-highest townhouse contract and ninth-highest overall with an asking price of $7,250,000. As Curbed reported when it hit the market in December 2024, folk singer Bob Dylan rented a room from actress Ruth Gordon and her husband, writer Garson Kanin, in the 1980s; Mr. Dylan bought the house in his manager's name in 1990. He sold it to a property group in 2005.

Also of note, two contracts were logged at The Brooklyn Tower, the tallest building in the borough, ahead of an anticipated relaunch Q1 2025. Sales launched in 2022, but Silverstein Properties took over the building's condo, rental, and retail units from JDS Development in July 2024 in the wake of financial difficulties. All listed condos were pulled from the market at the time, but sales are expected relaunch this spring (h/t The Real Deal).
The two homes in contract, like all condos in The Brooklyn Tower, are located on the uppermost floors of the building, above the retail space and rental units, the better to make the most of spectacular views through floor-to-ceiling windows. They feature interiors by Gachot Studios, high ceilings, European oak floors, kitchens with Absolute Black granite countertops and Miele appliances, and marble-clad primary baths. The unidentified buyers will enjoy access to over 120,000 square feet of residential amenities; including but not limited to a Life Time Fitness center, an outdoor pool deck and lounge wrapped around the building's iconic Gustavino dome, a 66th-story Sky Park with basketball and pickleball courts, and an 85th-story Sky Lounge.
