In December 2025, luxury gym Life Time signed a lease for a new location at 175 Third Street in Gowanus. It will measure over 85,000 square feet and be topped with a year-round rooftop beach club with pools for hot and cold use, saunas, and a bar. Interiors will include a "wet suite" with saunas and steam rooms, recovery spaces, longevity services, pickleball courts, coworking space, and health and wellness programming for those "90 days to 90+ years old."
175 Third Street is part of Charney Companies and Tavros' forthcoming, four-building Gowanus Wharf complex on the waterfront. Leasing launched at Union Channel earlier this fall; and Nevins Landing and Douglass Port are on the rise. Excavation has only recently begun at 175 Third Street, but renderings by Bjarke Ingels Group show a massive U-shaped project with chamfered corners, a grid of floor-to-ceiling windows in the light-colored facade, and abundant landscaping. In addition to the new residential units–1,000 in 175 Third Street alone, with a portion to be affordable–the Gowanus Wharf project includes a publicly accessible waterfront esplanade. Completion of the entire project is estimated for 2028.

The arrival of Life Time in Gowanus is a further testament to how far the neighborhood has come. These "athletic country clubs" feature state-of-the-art cardio and strength equipment on the expansive fitness floors, spacious, temperature-controlled group fitness studios, and well-appointed locker rooms with Kiehl's personal care products. The group class lineup includes everything from cycling to yoga to Pilates to dance, and group training gets taken to a new level with the Crossfit-style Alpha and the GTX blend of cardio and strength. Select locations have lap pools and sports courts.

As recovery is important to athletes, select Life Time locations offer spaces like hot tubs, cold plunges, saunas, steam rooms, and full-service spas. The youngest members are not forgotten in Kids' Academies with dedicated play areas and group classes. LifeCafes serve delicious seasonal menu items developed by nutritionists, and Life Time has its own line of nutritional supplements.
Would-be Life Time members should be prepared to pay for the privilege, as memberships at New York City locations start at $329/month. But in certain residential buildings with Life Time gyms, membership at one of New York City's most fashionable gym chains is part of the amenity package.
One Wall Street (Douglas Elliman)
Nearly 100 years since it was constructed as the headquarters for the Irving Trust Bank, the Art Deco tower at 1 Wall Street now houses 566 luxury condos, a Whole Foods market, the first Printemps department store in the United States, and a four-story, 75,000-square-foot Life Time gym with a massive training floor, seven class studios, a full-service spa and salon, and kids' programming. One Wall Street residents have exclusive access to a 38th-story pool and gym, and also enjoy complimentary membership and priority access to Life Time.

In addition to an array of eighth-floor amenities, residents of full-block condo development Front & York and its rental component, Magnolia DUMBO, enjoy complimentary memberships to the Life Time gym in the building. Moreover, members can enjoy outdoor yoga sessions in Front & York's private park on temperate days.

In a first-of-its-kind offering, Life Time is managing the amenities at The Brooklyn Tower, the first supertall in the borough. The 10,000-square-foot fitness floor, four exercise studios, outdoor pool by the Dime Savings Bank's iconic Gustavino dome, and the highest basketball court in the Western Hemisphere are positioned to make the most of sweeping city views. Additional offerings include a double-height poolside loggia, a LifeCafe, and a hydrotherapy suite with indoor pool, sauna, steam room, whirlpool, and cold plunge. This gym is expected to open in late 2026, and a waitlist is now open for memberships.

Sky (Moinian Group)
The Hell's Kitchen location was Life Time's entry into New York City, and this outpost serves as the gym for Sky residents. They enjoy access to a multi-level fitness center with pickleball and basketball courts, indoor and outdoor pools, and a spa with steam room, sauna, hot tub, cold plunge, and Turkish-style hammam.
The Caroline (Pan Am Equities)
The New York Health & Racquet Club on West 23rd Street was one of four locations purchased by Life Time pre-pandemic. In the present day, a stunning spiral staircase leads to a gym with an expansive fitness floor, four spacious studios, and an indoor lap pool. Residents of luxury rental The Caroline enjoy access to the gym, not to mention a package room, lounge, game room, and roof deck.
Ocean (Moinian Group)
In the Financial District, the former Whitehall Building is now a luxury rental with a Life Time gym in the building. It features a spacious fitness floor, a state-of-the-art cycling studio, a massive group fitness studio, and luxuriously appointed locker rooms, but not some of Life Time's more spectacular amenities. As such, memberships here start at $179/month, but residents of Ocean enjoy $0 enrollment.
