From September 7-13, 2026, 117 residential contracts were signed in Manhattan. The period included the Labor Day holiday, shortening the business week during an already seasonally quiet time of year. Even so, aggregate dollar volume rose nearly 12 percent week-over-week, helped by a rebound in luxury activity: more contracts asking over $3.9 million were signed than the previous week, including one asking more than $20 million.

Elegant Upper East Side co-ops among top deals
The week's top contract was signed at 2 East 70th Street, a 14-story cooperative designed by Rosario Candela in 1927 and located across the street from The Frick Collection. The four-bedroom duplex maisonette, one of only 16 apartments in the building and accessible via a dedicated street entrance on Fifth Avenue, was asking $22.5 million in the highest-priced deal of the week by far.
The buyer has not been identified, and The Real Deal identified the previous owner as the late Robert Burns, founder of Regent International Hotels. It also notes that he and his wife Janice bought it from the estate of Marion Taylor, widow of former U.S. Ambassador to Switzerland Henry Taylor, for $13.5 million in 2010. The Burnses renovated it with Peter Pennoyer Architects to make the most of north and west exposures, as well as modernizing it with seven-zone HVAC, radiant heated floors, custom closets, and smart lighting; the listing also mentions that the infrastructure for a private elevator is in place. Mrs. Burns listed it for the asking price in May 2026, and the contract was signed just over a year after Mr. Burns' death in August 2025.
Another notable contract was signed at The Pulitzer Mansion, the co-op conversion of newspaper magnate Joseph Pulitzer's mansion by McKim, Mead & White at 11 East 73rd Street. The penthouse entered contract with an asking price of $4.45 million, or over $2.5 million less than the seller, environmentalist Jeannette Redden, initially sought for it in May 2024. She and her late husband David Redden, a Sotheby's auctioneer who presided over such memorable sales as of Jacqueline Kennedy Onassis' estate and that of two first printings of the Declaration of Independence, frequently hosted functions for their respective work in the penthouse.
Decades before the Reddens bought the penthouse for $2.4 million in a 2011 estate sale, its first owner was Roy Chapman Andrews, the former director of the American Museum of Natural History and a paleontologist who discovered an early fossilized nest of dinosaur eggs in the Gobi Desert. He funded his expeditions through compelling public lectures and books and is said to have been the inspiration for Indiana Jones, but no one associated with the films has confirmed this.
Top performing new developments throughout the boroughs
Last week, five of the ten highest-priced contracts in New York were for sponsor condos. These included Penthouse #87B at Fifteen Hudson Yards, which was asking nearly $9.9 million. While this was good enough for the top sponsor contract, top condo deal, and second-highest overall, the asking price represents a reduction of over $3 million off the $12.95 million developers Related Companies and Oxford Property Group initially sought for it in October 2016, years before the Far West Side mega-development officially opened in March 2019. The four-bedroom condo is situated on the southwest corner of Fifteen Hudson Yards and enhanced by views of the Hudson River, the Lower Manhattan skyline, and the Statue of Liberty.
Additionally, while the penthouse at 15 Hudson Yards was the highest-priced condo deal of the week, new development condos accounted for the two contracts with the highest asking prices per square foot of the week. Residence #2703 at Malabar Residences entered contract with a $6.28 million ask, the week's eighth-highest overall, or $3,681 per square foot. Residence #3104, a three-bedroom at Waldorf Astoria Residences New York, was not far behind with an asking price that came to $3,593 per square foot.
The top Brooklyn apartment contract was for a new development condo. Residence #2 at 181 Baltic Street, a converted townhouse in Cobble Hill, entered contract asking nearly $5.7 million in the week's ninth-highest contract overall. It occupies the uppermost floors and features four bedrooms, three and a half baths, a private terrace off the kitchen and dining area, and a private roof terrace. It was one of two units created in the townhouse, and the building is now sold out with this contract.
Elsewhere in Cobble Hill, two contracts were signed at Boerum Place. The one- and three-bedroom condos both feature private loggias, 10' ceilings, custom kitchens with high-end appliances, and spa-like baths, as well as access to over 11,000 square feet of wellness and social amenities surrounding a landscaped courtyard. Boerum Place is over 60 percent sold, and a small handful of public availabilities starts at $4.85 million.
Additionally, sales recently launched at Catalpa House, a rental building turned boutique condominium in Ridgewood, with three of the six newly created apartments already in contract. All one- to two-bedroom apartments feature oversized Pella Landmark windows, high ceilings, wide-plank California white oak engineered flooring, kitchens with fully integrated suites of appliances by Bosch, Bertazzoni, and Blomberg, pristine Porcelanosa baths, fully vented in-unit laundry, and virtual doorman service. It is located in close proximity to popular dining on Myrtle Avenue and Forest Avenue, cultural institutions Stone Circle Theatre and Low Cinema, and the Forest Avenue M train.
