A little south of Tudor City, rental building The Lotus has risen at 255 East 39th Street, on the northwest corner of Second Avenue. Market-rate leasing is expected to launch in winter 2026.
As the project qualified for the 421a real estate tax abatement, 48 of the 157 units have been earmarked as affordable. The lottery for households earning 70% and 130% of the Area Median Income (AMI) is not yet live, but full information on the affordable apartments may be found here.
The Lotus was developed by Brause Realty, whose residential portfolio includes 150 East 57th Street in Midtown and The Forge in Long Island City, in collaboration with Lonicera Partners and AECOM Tishman. The building's design by CetraRuddy features a light-colored facade, oversized windows, and upper-level setbacks that create landscaped terraces. It is underpinned by a building envelope designed to meet Zone Green designations, thus reducing the building's carbon footprint (not to mention residents' energy bills). Additionally, solar panels will be installed on the building's roof.
Residences at The Lotus will exclusively utilize electric HVAC systems and appliances. Interior renderings show open-plan layouts with abundant natural light, hardwood floors, and natural elements.
Residents of The Lotus will arrive to a 24-hour attended lobby with concierge service. Amenities include a fitness center with yoga room, a coworking lounge, a game room with billiards and foosball tables, a golf/multisport simulator, a screening room, a children's playroom, and a residents' lounge. A rooftop terrace has BBQ grills, outdoor dining areas, and city views.
The Lotus NYC is located in close proximity to the United Nations headquarters, AMC Kips Bay movie theater, many popular restaurants, and a Trader Joe's supermarket. Grand Central Terminal is a short distance from the building.
