Construction has risen above street level at The Greenwich Spire, Legion Investment Group and EJS Group’s skyline-changing condo development at 11 West 13th Street. A recent pass by the mid-block site shows a tower crane has been erected and its first level is being framed. The project is located off Fifth Avenue and just outside the Greenwich Village Historic District. To the ire of locals, the tower will be the Village's tallest, rising 30 stories, 538 feet high.
In this article:
Designed by Kohn Pedersen Fox, whose recent New York work includes the highly successful 64 University Place and 520 Fifth Avenue, the tower will stand nearly 200 feet taller than the neighborhood’s tallest building, Georgetown Plaza. Its slender, rocket-like profile takes cues from New York’s great Art Deco skyscrapers and promises a more distinctive addition to the cityscape than the last generation of glass-heavy interlopers seen elsewhere in Manhattan.
According to a recent press release, the exterior will combine brick, stone, and metalwork, with fluted cast-stone piers, recessed loggias, corner exposures, and setbacks adding texture to the facade. Rising from a through-block site between West 13th and 14th Streets, the building’s height and central Downtown location should provide sweeping views to almost all residences, from river to river and from Midtown to the Financial District.
Despite its height, The Greenwich Spire will contain just 34 residences, most with private outdoor space. Interiors by Leroy Street Studio are expected to accentuate the voluminous spaces, augment natural light, and be sheathed in refined materials. The amenity package will likely be robust. We know there will at least be a porte-cochere entrance and on-site parking.
Sales are expected to launch later this year with prices starting around $4.5 million. The tower should top out sometime early next year with completion slated for mid-2028.
