20 West 15th Street launches sales: Nine sumptuous condos from $1.995M in Flatiron

Sales have begun at 20 West 15th Street, a slender ground-up condominium located at the nexus of Greenwich Village and the Flatiron District. A boutique hotel was once planned for this vibrant area; but in a statement about the condo his firm developed instead, Aksel America founder and managing partner David Gomez said, "Our goal was to develop a building that feels connected to the energy of downtown while offering residents a reprieve from city life with something quieter and more intimate once you step inside."
To that end, 20 West 15th Street only has nine apartments: a one-bedroom garden duplex with a 558-square-foot private backyard, seven full-floor two-bedroom apartments, and a three-bedroom duplex penthouse with a private balcony and a 278-square-foot private roof terrace. Prices range from $1.995 million to $3.5 million.

The nine-story condominium rose on the former site of a three-story brick house dating back to 1845 that, as Daytonian in Manhattan noted in September 2015, looked "more than a little beleaguered." As it is located outside of the Ladies Mile Historic District, its replacement by INPUT Design Studio was able to take shape without Landmarks' approval. However, its height is in line with the buildings around it, and its light-colored facade and floor-to-ceiling windows present a contemporary take on its historic neighbors.

20 West 15th Street is topped with a common roof terrace and offers bike storage. It will also provide parking through a partnership with the parking garage next door, but its address near the Union Square transportation hub and the 14th Street busway allows for a convenient commute almost anywhere in New York City. It is also located in close proximity to the Union Square Greenmarket, acclaimed restaurants in Gramercy and Greenwich Village, movie theaters like Quad Cinema and Regal Union Square, Strand Bookstore, lower Fifth Avenue retail, and supermarkets like Whole Foods and Trader Joe's.

20 West 15th Street is one of several new projects rising on and around Fourteenth Street. The Greenwich Spire has recently risen above street level but, at 538 feet tall, will be the tallest building in Greenwich Village upon completion. 10W17, a 20-story, 34-unit condominium located a few blocks away, is set to be much smaller at only 185 feet high, but renderings depict a striking building with a sculptural facade reminiscent of draping fabric. Additionally, Nexus Development's rising project at 35 West 14th Street, to be called The Joyce, will feature a glassy facade and 55 residences starting on top of retail space.

↓ Apartments at 20 West 15th Street are reached via private keyed elevator and feature high ceilings, oversized sound-reducing windows, engineered European oak flooring, split VRF heat pump systems by Daikin for heating and cooling, and in-unit LG ThinQ laundry.
