The Greenwich Spire, underway at 11 West 13th Street, is a 538-foot condominium development that would become the tallest building in Greenwich Village. Developed by Legion Investment Group and EJS Group and designed by Kohn Pedersen Fox, the 30-floor building is expected to contain just 34 residences, with pricing anticipated to start around $4.5 million. Construction financing was secured in February 2026, and completion is expected around mid-2028.
The design calls for a slender tower with a façade of brick, stone, and metalwork, including fluted cast-stone piers, loggias, cutouts, and corner exposures intended to give the building more texture than a typical glass skyscraper. Leroy Street Studio will design the interiors, which are expected to emphasize high ceilings, natural light, and refined materials.

Legion Investment Group and EJS Group have secured a $191.1 million construction loan for 11 West 13th Street, a 30-story, 34-unit condominium development set to become the tallest building in the Village. Kohn Pedersen Fox is designing the project, with sales expected to launch in summer 2026 and delivery slated for 2027.
In late February 2025, developer Legion Investment Group filed permits for a 30-story mixed-use tower with ground-floor retail and 36 housing units at 5 West 13th Street. These come shortly after the developer filed plans to demolish the existing six-story structure, which once served as a Human Resources Administration building.
