Byron Allen’s $34M 220 CPS buy leads over $420M in Manhattan sales; Siggi’s founder buys in Tribeca, Dick Grasso sells

220 Central Park South (Robert A.M. Stern Architects / Vornado Realty Trust) 220 Central Park South (Robert A.M. Stern Architects / Vornado Realty Trust)
On the week ending October 17, 2026, 227 residential apartment sales were recorded in Manhattan. The week opened with a federal holiday on Monday, October 12, which made for an abbreviated business week and fewer transactions logged week-over-week by default, but sales were going strong again after a few quiet weeks earlier this fall.
Indeed, while a few weeks of data have yet to be recorded, Q3 2026 apartment sales by aggregate dollar amount are already up 8 percent from the previous year, and high enough to make it the best quarter for Manhattan apartment sales in four years. While several uber-luxury sales priced at $10 million or more took place in Q3 2026 (further details on last week's below), this was helped along by a large number of sales in the broader market. Additionally, the number of sales recorded already exceeds those from Q2 2026 and surpassed those recorded in Q3 2025.

$34.25M 220 Central Park South three-bed leads by a landslide

220 Central Park South #36B
The week's highest-priced sale by far was for Residence #36B at 220 Central Park South, which closed for $34.25 million. Both buyer and seller conducted the transaction through LLCs, but The Real Deal identified the buyer as Byron Allen, comedian/producer turned Allen Media Group founder. The sale was recorded about a year and a half after Mr. Allen made a profit on another apartment he'd owned in the limestone building in March 2025.
As the sale took place in an off-market transaction, details about the three-bedroom apartment and its current condition are unknown. But a listing from 2021, when it previously sold for $23 million, mentions that it is one of only two apartments on its floor and features 67 feet of Central Park frontage, a corner kitchen with a large center island, and a split bedroom floor plan with a large dressing room and five-fixture bath in the primary suite.
Years after hedge fund executive Ken Griffin's purchase of a $238 million apartment at 220 Central Park South set a record as the most expensive home sold in the United States, that record remains unbroken and the building remains in demand. There are a few resales in the Tower portion of the building, and a rare availability in the Villa portion came on the market for $58 million earlier this fall.

One High Line leads new development sales; Closings begin at 660 Lexington Avenue

One High Line One High Line (Evan Joseph)
Last week, two sponsor condos were among the five highest-priced sales of the week. Residence #W26D at One High Line closed for $13.5 million in the week's top sponsor sale. But while that was high enough for the week's highest-priced Downtown sale and second-highest overall, the high-floor four-bedroom came in $1.55 million below the ask when it entered contract in July 2026. The buyer made the purchase with an LLC.
It was closely trailed by Residence #5D, an expansive five-bedroom at 255 East 77th Street that closed for over $7.6 million, slightly over the last ask and high enough for the fourth most expensive sale of the week. It was one of two sales logged in the new construction, nearly sold-out Upper East Side building last week, and the one public availability is a seven-bedroom duplex penthouse with seven private terraces for $37.5 million.
660 Lexington Avenue 660 Lexington Avenue
Also of note, closings have begun at 660 Lexington Avenue, a new construction condominium at the eastern end of Billionaires Row, with the majority of apartments coming in at ask. Like all apartments in the building, the recently recorded units feature interiors by Paris Forino, oversized triple-glazed windows, chevron-patterned white oak floors, custom kitchens with fully integrated Miele appliances, and spa-like primary baths. Current availabilities range from a one-bedroom for $1.85 million to a four-bedroom triplex penthouse with private roof terrace for $13.75 million.

Former Fox Business contributor sells Park Avenue co-op; Oscar-nominated screenwriter offloads Chelsea pied-a-terre

1100 Park Avenue, Carnegie Hill co-op 1100 Park Avenue, #6B (Sotheby's International Realty)
The week's top co-op sale took place at 1100 Park Avenue, a prewar building that architecture critic Carter Horsley calls "one of the enchanting and eclectic grand dames of Park Avenue." Residence #6B sold for $6.2 million in the week's eighth-highest overall, and public records list the sellers as Rebecca Diamond, a former contributor at Fox News and Fox Business, and her lawyer husband, Jamie Stecher. They bought it for $5.61 million in 2011, the same year she gave birth to twins and left the network.
61 North Moore Street, Tribeca loft condo 61 North Moore Street, #3W (Sotheby's International Realty)
Two apartment transactions linked to high-profile figures took place in converted industrial buildings in Tribeca. At fruit warehouse turned boutique condominium 61 North Moore Street, Residence #3W sold for $6.25 million. Crain's New York Business identified the seller as former New York Stock Exchange Chair/COO Dick Grasso and pointed out a bit of irony. In 2007, New York State's tax department claimed that the Tribeca apartment was Mr. Grasso's main residence and, as such, he owed more in taxes than he'd paid; but Mr. Grasso said it was a pied-a-terre and that he hadn't spent enough time there for it to qualify as his primary residence. Nineteen years later, Mr. Grasso would be on the hook for a pied-a-terre tax if he had held onto the apartment, which he sold to a trust-identified buyer.
Around the corner at The Powell Building, a candy manufacturer's office turned cooperative, public records list Sigurdur Hilmarsson, founder of Icelandic yogurt company Siggi's, as the buyer of a four-bedroom condo that sold for $4.55 million. Crain's New York Business observes that Mr. Hilmarsson has long had ties to the neighborhood, having made his first batch of skyr (creamy, high-protein yogurt without artificial sweeteners) in another Tribeca apartment.
165 West 20th Street, Chelsea luxury condominium The Chelsea Enclave, #3K (Compass)
In Chelsea, the estate of Richard Flood, former chief curator of the New Museum, offloaded his apartment in the London Terrace Towers complex for $925K, slightly over ask and slightly over the $895K he paid for it in November 2014. When it was listed about a year after his death in February 2025, the New York Post reported that the corner one-bedroom had been staged with paintings and sculptures from Mr. Flood's personal collection. The art does not appear to have been included in the sale.
Also of note, public records list screenwriter/director Nicole Holofcener as the seller of a Chelsea apartment that sold for $695K. She bought the alcove studio for $625K in June 2019, months after being nominated for a Best Adapted Screenplay Oscar for Can You Ever Forgive Me?, a movie centered on writer Lee Israel's desperate attempt to keep living and working in New York City, and may have used it as a pied-a-terre.

Biggest Profits

51 West 81st Street, Upper West Side co-op The Galaxy (Compass)
Last week, approximately 63% of Manhattan resale apartments sold at a profit. While a $34.25 million apartment at 220 Central Park South traded at a profit of 49 percent, it was not the biggest gainer of the week. That distinction took place at The Galaxy, a prewar cooperative located directly across the street from the American Museum of Natural History.

While Residence #10J sold for over $1.7 million, at a profit of 113 percent in what appears to have been an off-market transaction, a previous listing from when the sellers rented it out, as they often did over the years before offloading it, notes that it was renovated with new floors, custom shelving in closets, and top-of-the-line appliances, including a dishwasher, in the kitchen. New construction condos are not coming to the Upper West Side at the pace of other in-demand Manhattan neighborhoods, but spruced-up co-op apartments like this one might be the next best thing for buyers with their hearts set on the area.
