London Terrace Towers is a monumental full block co-op complex built in 1930, designed by Farrar & Watmaugh for developer Henry Mandel. Occupying the entire block between Ninth and Tenth Avenues and 23rd and 24th Streets, the development contains 1,670 units across 14 connected buildings. The four corner buildings at 410 and 470 West 24th Street and 405 and 465 West 23rd Street comprise London Terrace Towers, converted to cooperatives in 1986 with approximately 178 apartments each. The ten midblock buildings, known as London Terrace Gardens, remain rentals. The complex replaced the original London Terrace, a row of Greek Revival townhouses designed by Alexander Jackson Davis in 1845, which once graced land owned by Clement Clarke Moore, author of "The Night Before Christmas."
Apartments feature classic prewar details including 9 foot beamed ceilings, hardwood floors, oversized casement windows, and generous layouts ranging from alcove studios to four bedroom residences. Many units have been renovated with modern kitchens featuring Sub-Zero refrigerators, Wolf and Bertazzoni ranges, and marble or quartz countertops, while retaining original architectural character. Corner units and higher floor apartments offer exceptional light and views of the High Line, Hudson River, and city skyline. Several listings note wood burning fireplaces, walk in closets, spa inspired bathrooms, and central air conditioning systems.
The building provides extensive amenities including 24 hour doorman service, a half Olympic size heated indoor pool with sauna and steam rooms, a state of the art fitness center, and a landscaped roof deck with Hudson River and city views. Additional services include on site management, live in superintendent, bike storage, private storage, laundry facilities, and an independently operated parking garage. The complex is wired for both Verizon FiOS and Spectrum. The co-op permits pets, pieds à terre, and unlimited subletting after one year of ownership, with financing allowed up to 80%. A 2% flip tax is split equally between buyer and seller. Located directly adjacent to the High Line and steps from Hudson River Park, Chelsea galleries, and diverse dining and shopping, London Terrace Towers remains one of Chelsea's most recognized residential landmarks.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
