While the return to offices was often heralded as a sign of a return to normalcy after the pandemic, a growing number of companies based in New York are embracing hybrid work as the new normal. As a result, recent research found that annual average spending around the office has dropped to $6,730 from a pre-pandemic total of $13,700, the largest of any major city. The New York Times observes that the decline has contributed to the shuttering of businesses that have long served office workers (e.g. coffee shops, dry cleaners, and fast-casual restaurants) and that Manhattan office space for lease is at a record high.
The new hybrid work model is also coming as a shock to developers who might have positioned their buildings in close proximity to major office districts, but that does not appear to be the case for VU New York. Living within walking distance to “Silicon Alley” and Midtown East offices might have been key selling points before the pandemic, but VU New York’s address at 368 Third Avenue (between East 26th and 27th Streets) remains attractive for easy access to Madison Square Park, Trader Joe’s, Fairway, NYU Langone’s Tisch Hospital, and the myriad culinary and cultural offerings of NoMad, Kips Bay, Gramercy, and Murray Hill.

Remaining availabilities start at $899K for studios, $1.425 million for one-bedrooms, $2.265 million for two-bedrooms, and $3.159 million for three-bedrooms.
