March 2025 opened with chaotic markets, but the Manhattan residential market experienced a week-over-week spike in the number of sales recorded and aggregate total. This represents a 124% year-over-year increase and was helped along by several jaw-dropping sales in prominent Manhattan buildings.
In 2019, Ken Griffin's $238 million purchase at 220 Central Park South set a still-standing record for the most expensive home in the United States. More recently, less than three full months into 2025, another sale in the building sets the bar high for the rest of the year: Residence #45A sold for $82,500,000 in an off-market deal. Not only was this the highest-priced sale of the week by far, but it also ranks as Manhattan's 14th most expensive apartment sale of all time. (Incidentally, a CityRealty analysis shows that nine of the top 20 took place at 220 Central Park South.)

Both the buyer and the seller conducted the transaction using LLCs, but The Wall Street Journal identified the seller as Entertainment Studios founder/film producer Byron Allen and noted that he makes a profit, having bought the apartment for $75 million in 2023. The New York Post traced the buyer's LLC back to Huizenga Holdings, the family-run investment firm founded by the late H. Wayne Huizenga. His holdings included, but were not limited to, Waste Management Inc., Blockbuster Video, and the Miami Dolphins.

220 Central Park South has become a symbol of wealth and status in much the same way prestigious Upper East Side cooperatives used to be. However, that is not to say that today's luxury buyers still do not aspire to them: The 14th floor of 944 Fifth Avenue sold for $23,000,000 in the week's top co-op sale by a comfortable margin and the second-highest sale overall.

When the full-floor unit entered contract with a $28.5 million ask in December 2024, the listing noted that it was on the market for the first time in over 60 years. The buyer made the purchase through a trust, and public records list the seller as the estate of artist Diane Recanati; she and her husband, shipping/banking executive Raphael Recanati, were well known for their philanthropy. Pioneering journalist Barbara Walters would have been one of the Recanatis' neighbors, and her estate sold her apartment in July 2024.

The week's top Downtown sale and third-highest overall was for Penthouse #52A at 56 Leonard Street, which sold for $19,500,000. The buyer is listed as an LLC, and is the second owner of the four-bedroom penthouse with over 500 square feet of private outdoor space across two terraces and a balcony. The sale was recorded less than a month after another penthouse in the building led Manhattan's weekly sales.

Penthouse #52A ultimately closed for slightly under the $19.995 million ask when it entered contract in December 2024. However, the seller (listed in public records as an LLC) still makes a profit, having bought it from the sponsor for $17,300,624 in March 2018.

At another Downtown skyline standout, a total of $40,863,554 across five sales was recorded at One High Line, with four of the five located in the all-residential West Tower. These included Residence West #30A, which closed for $16,500,000 in the fourth-highest sale of the week.

One High Line's East Tower is gearing up to welcome a Faena New York hotel this spring, where One High Line residents will enjoy access to the amenities and services. These will include a restaurant by Francis Mallmann, an Argentinian chef who shot to prominence for his live fire cooking (h/t Eater).

Also of note last week, a total of $6,536,345 across five sales was recorded at Lightsquare, a new development condominium in the heart of the Theater District. The one-bedroom through penthouse apartments feature double-pane windows, neutral palettes, custom kitchens with Italian cabinetry, primary baths with radiant heated floors, and generous closet space throughout. The unidentified buyers will arrive to a beautifully crafted lobby and enjoy access to amenities like a package room, a state-of-the-art fitness center, a pet spa, and a roof terrace with outdoor kitchen, dining area, and movie lounge.

The closings come about eight months after sales launched in June 2024, and the building is over 75% sold. Remaining public availabilities start at $1.4 million for two-bedrooms and $2.49 million for three-bedrooms.
