February 2025 ended with a full business week, a wildly fluctuating stock market owing to geopolitical uncertainty, and a week-over-week dip in the aggregate total of sales recorded in Manhattan despite a larger number of sales being logged during this time. However, that is likely a reflection of the fact that no uber-luxury, record-scratching sales were reported—four of Manhattan's five highest-priced sales of the week ending February 28 logged eight-figure closing prices, and over 11% of the week's sales took place within the super-luxury range (defined here as $4 million and up).
Last week, a total of $19,262,500 across two sales was recorded at Greenwich House, a garage turned cooperative in the West Village. These included Penthouse #B, which closed for $14,650,000 in the highest-priced sale of the week. Both levels of this duplex penthouse are connected by a skylit sculptural staircase connecting both levels, and the unit is topped with a private roof terrace.
Public records list the seller as an LLC and indicate that they took a loss, having bought it for $14.995 million in July 2016. That figure reflects the sticker price of the apartment and does not account for an extensive gut renovation that added such features as smart home technology, a retractable screen and projector in the living room, and high-end appliances in both the indoor kitchen and the outdoor kitchen on the roof terrace.

Public records identify the seller as Blackstone Group chief legal officer John Finley; it is not clear what he paid for this unit in a prestigious cooperative on Central Park West.
The week's top condo sale and third-highest overall also took place along Central Park. At Residence #909 at The Plaza, the living room and dining room look out on direct treetop views. The buyers, who made the purchase with a trust, are also set to enjoy top-of-the-line appliances in the kitchen, original custom hardware for The Plaza in all the baths, smart home infrastructure throughout, and access to all of The Plaza's amenities, services, and restaurants. The seller is listed as an LLC.

"I'm worth it" — Ilon Specht | L’Oreal
Also of note, Residence #46 at The Dakota sold for $8,100,000 in what appears to be an off-market deal. The seller is listed as the estate of advertising executive Ilon Specht. Crain’s New York Business notes that she bought it in 1976, three years after she created L’Oreal’s iconic “I’m worth it” tagline. Ms. Specht was one of many notable residents of The Dakota, including but not limited to John Lennon, Yoko Ono, Roberta Flack, Judy Garland, Lauren Bacall, and Leonard Bernstein, to name but a few.
