From December 9-15, 2025, just over 100 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. These included two listings in the condo component of The Plaza, the iconic New York City hotel at Fifth Avenue and Central Park South. The landmarked hotel opened its doors in 1907, and was renovated to include a partial condo conversion in 2008.
The luxury hotel famously serves as the setting of the Eloise series, which includes Eloise at Christmastime. Decades after the children's books were published, the hotel was Kevin McCallister's home base in hit holiday film Home Alone 2: Lost in New York. The hotel offers a Home Alone: Fun in New York package all year round (complete with limo ride and large cheese pizza); and Christmas Day afternoon tea in The Palm Court, the hotel's elegant restaurant, is a celebrated holiday tradition for well-heeled New Yorkers and tourists alike.

Offscreen, Landmarks approved an application for interior and exterior renovations to The Plaza's residential lobby in November 2025; the proposal includes installing a new vestibule between a pair of revolving doors, restoring the iconic mosaic floors to their original glory, and modifying a desk in the lobby to allow for greater mobility. And outside the hotel, work is underway on a comprehensive restoration of the south side of Grand Army Plaza across from Central Park.
With such improvements as repaired pavement, new plantings, improved lighting, upgraded furnishings, and the conservation of the Pulitzer Fountain, the Grand Army Plaza renovation will ultimately be highly beneficial and make for a more pedestrian-friendly space. But in the immediate term, the construction site blocks the fountain and precludes beautiful holiday displays like those seen in previous years. It also serves as a less than picturesque backdrop for the world's largest menorah (36 feet tall at its peak and weighing approximately 4,000 pounds), which is being lit on all eight nights of Hanukkah.

Moreover, the condos at The Plaza face increasingly stiff competition from the towering condominiums that make up what is now Billionaires' Row on West 57th Street. While none of these supertalls have nearly the history of The Plaza, their soaring height allows for more expansive views of Central Park and the Manhattan skyline than even the highest-floor units at The Plaza can provide. Moreover, while residents of The Plaza enjoy access to the hotel's gym, spa, restaurants, and concierge service, luxury buyers now have a choice of buildings with amenities like padel courts (111 West 57th Street), private restaurants (Aman New York Residences), and the highest private club in the world (Central Park Tower).
At The Plaza, the four-bedroom Residence #1801/03 was listed for $15.5 million in September 2025, but a price cut brings it down to $14.9 million. It is available by itself or to be combined with Residence #1901 into a magnificent duplex with Central Park views. The combination has been on and off the market since June 2023, when it was listed for $31.4 million, and the latest price reduction brings it down to $26.75 million.
