When home comes with hotel service: Ritz-Carlton brings NYC’s branded residence boom to Brooklyn Heights

Life’s a beach, or so they say. Going on vacation is dreamy; re-entry into “real life” can be bumpy. Branded residential projects attempt to soften that landing, fusing private ownership with the service, polish, and predictability of a luxury hotel. Now, the model is moving deeper into New York. Yesterday, Marriott International and SomeraRoad officially announced The Ritz-Carlton Residences, Brooklyn Heights, a transformation of the former Hotel Bossert in Brooklyn Heights, that will bring the borough its first branded residences.
Savills Global Residential Development Consultancy’s 2025/2026 Branded Residences report shows that branded residences remain one of the fastest-growing corners of luxury real estate. According to the report, the number of branded residential schemes was expected to rise from 764 in December 2024 to 910 by the end of 2025, a 19 percent year-over-year increase. With 837 additional contracted projects scheduled by 2032, the global total is on track to reach 1,747.

Dubai remains the world’s leading branded-residence market, with 64 completed schemes and 87 more in the pipeline. Savills ranks South Florida second, with 48 completed schemes and 55 planned, reflecting how deeply the model has taken hold in Miami and Fort Lauderdale. Curbed went so far as to claim, “No one will even build a luxury building in the city [Miami] without a name brand attached to it.” In South Florida, a hotel, fashion, restaurant, or lifestyle name can help a project stand out and accelerate sales; in New York, where the city itself is often the brand, the calculus is different.

Even so, New York remains one of the world’s most important branded-residence markets. Savills ranks the New York metro third globally, with 32 completed branded-residence schemes and four more in the pipeline. The report notes that New York is not a tax haven like Dubai or Florida, but it continues to function as a safe harbor for global capital, underpinned by liquidity, legal protections, culture, dining, and performance. Savills also found that branded residences command an average global premium of 33 percent, and 30 percent in established cities, but cautioned that brand alone is not enough: Location, execution, service, and long-term operations ultimately determine whether the premium holds.

“Branded residences offer buyers a level of service, consistency and lifestyle that goes beyond the home itself,” says Jason Haber, co-founder of the American Real Estate Association (ARA). “With a globally recognized brand like Mandarin Oriental, buyers know they’re getting exceptional hospitality, thoughtful amenities and a standard of service they can trust, whether it’s their primary residence or a second home.”
In New York, the category remains largely hospitality-driven. Four Seasons, Ritz-Carlton, Aman, Mandarin Oriental, and Waldorf Astoria all carry a built-in promise that "If the hotel knows how to anticipate a guest’s needs, the residence should know how to anticipate an owner’s."

One of New York’s newest branded residences, the Mandarin Oriental Residences, Fifth Avenue brings residences marketed as “private homes offering all the legendary services of a great hotel with none of the guests,” and the experience is meant to feel turnkey down to the last detail.
Residents have access to Mandarin Oriental services, in-residence dining by Michelin-starred Chef Daniel Boulud, a private rooftop pool, fitness center, spa, sauna, steam room, salon, housekeeping, turndown service, courier service, personal chef, sommelier, bartender, private butler, floral arrangements, personal shopping by Saks Fifth Avenue, child and pet care, in-residence spa treatments, personal training, laundry, dry cleaning, and more. It is a residence for people who want home to feel effortless, and who are willing to pay for someone else to remember what effortless requires.

When Branding Can Backfire

Brands are powerful because they are vulnerable. They can gain cultural value, lose it, or become politically and socially complicated in ways that have little to do with an apartment’s floor plan. That is the risk of tying real estate to an identity outside the building itself.
Hotel News Now has noted that in many branded-residence projects, buyers are asked to execute a “Purchaser Acknowledgement” recognizing that the brand is granting only a limited and revocable right to associate the residences with its name. In other words, the brand can be the selling point, but it is not always permanent.
New York has already seen what happens when a brand becomes complicated. In February 2024, The New York Times reported that condominiums in Trump-branded buildings began selling at deep discounts after Donald J. Trump became president. The story found that, in one one-year window, condos in buildings with the Trump logo went from selling at a 1 percent premium compared with similar Manhattan units to selling for 4 percent less.
Some buildings moved to distance themselves from the name. In September 2019, the condo residences at Trump International Hotel and Tower voted to rebrand the residential component as One Central Park West. Farther downtown, Trump SoHo was rebranded The Dominick in December 2017. More recently, Cain acquired The Dominick in 2025 with plans to modernize the hotel and reposition it as Delano SoHo New York.
Another cautionary example unfolded at the former Ritz-Carlton Battery Park, where the hotel closed and the residences were left without the same brand association and hotel services that helped define the original offering. For buyers who paid a premium for an address tied to a globally recognized hospitality name, the loss of that nameplate and service ecosystem raised obvious questions about value.
Still, for many buyers, the appeal of branded living outweighs the risk. A well-run branded residence promises not just a name but an operating system: service standards, amenity programming, maintenance, hospitality, and a sense that someone else has already thought through the details. If that works, it can make the premium feel less like marketing and more like infrastructure.

Some brands can also come back from the dead. In Tulum, Mexico, Authentic Brands Group and Sequence Tulum unveiled Barneys New York Residences, reviving the name of the famed New York retailer in the form of branded homes. Amenities include an ice bath, jacuzzi, hammam, sauna, concierge, private chef options, and personalized experiences tailored to residents’ preferences. Barneys New York may no longer operate as the department store New Yorkers remember, but as a licensed lifestyle name, it still has enough cultural capital to sell an atmosphere.

Future Branded Residences

The most notable new entrant for New York City is no longer in Manhattan at all. Yesterday, Marriott International and SomeraRoad announced The Ritz-Carlton Residences, Brooklyn Heights, which will transform the former Hotel Bossert at 98 Montague Street into Brooklyn’s first branded residences. The project brings The Ritz-Carlton name to one of New York’s most historically prized residential neighborhoods and gives the long-dormant Bossert a new chapter after years of stalled plans, foreclosure proceedings, and uncertainty.
The Hotel Bossert is no ordinary conversion candidate. Opened in 1909 and long known as the “Waldorf-Astoria of Brooklyn,” the Renaissance Revival landmark was designed by Helmle & Huberty and built for Brooklyn lumber magnate Louis Bossert. Its history includes the Marine Roof, celebrity guests, business leaders, and the Brooklyn Dodgers’ 1955 World Series celebration.

SomeraRoad acquired the property in 2025 and is working to restore defining architectural elements including the brick facade, granite and limestone base, terra-cotta details, arched double-height windows, cast-iron railings, and lion’s head keystones. The Landmarks Preservation Commission approved a modest rooftop addition ilast month. Construction is expected to begin later this year, with completion anticipated in 2029.

The residential offering will be paired with Ritz-Carlton-style service, a 24-hour attended lobby, dedicated residential services, wellness and entertaining amenities, and access to Marriott’s Residence Owner Recognition Program. The ground floor will also bring a full-service restaurant from Danny Meyer’s Union Square Hospitality Group, marking the group’s first full-service restaurant in Brooklyn. It is a smart pairing: Brooklyn Heights already has the architectural pedigree, the promenade, the townhouse blocks, and the Manhattan views. What the Ritz-Carlton name adds is a hospitality layer that could make the borough’s first branded residences feel less like a novelty and more like an arrival.

Fashion and retail brands are also eyeing the residential space. In October 2025, two years after Prada bought 724 Fifth Avenue, home of its Fifth Avenue flagship, and neighboring 720 Fifth Avenue for $835 million, the luxury brand announced that it had partnered with Related Companies on plans for a new mixed-use tower with retail at the base, company offices above, and residences on the upper floors. The project remains in early stages, and no formal residential branding details have been released. Still, the idea of Prada-controlled real estate beside Aman New York hints at how blurred the lines between retail, hospitality, and residential life may become for the city's luxury market.
Other future or potential projects point in the same direction. Extell’s 655 Madison Avenue and Soloviev Group’s 10 West 57th Street are expected to include sizable luxury retail components, though no formal hotel or residential brand affiliations have been announced. For developments with global addresses, a brand can help a building stand out, but as we mentioned, can also date quickly, complicate ownership, or feel unnecessary in a city where the right block can already carry more cachet than a logo.

Aman Resorts offers residences worldwide, from Thailand to Turks and Caicos. Their website promises, “To own an Aman Residence is to see a destination in a new light, to discover its cultural nuances and explore its most refined experiences.” In New York, Aman’s property in the landmarked Crown Building at 730 Fifth Avenue features a private entrance on 56th Street leading to exclusive residential elevators, the hotel, spa, and private Members Club.
Aman’s amenities include a double-height sky lobby on the 14th floor with a piano bar, wrap-around garden terrace, and cigar lounge with a 7,000-square-foot terrace offering al fresco dining and sweeping views. Additional highlights include a subterranean jazz club, wine library, two private restaurants (Japanese Nama and Mediterranean-inspired Arva), and the Aman Spa. Spanning 25,000 square feet, the spa boasts a 67-foot pool surrounded by daybeds, fire pits, Russian steam baths, a Hammam, hot and cold plunge pools, and an outdoor terrace. There is also a wellness lounge and juice bar, wardrobe service that includes tailoring and shoe shines, and so much more.

Closings are underway at Waldorf Astoria Residences New York, a collection of 375 studio to four-bedroom units above the iconic Waldorf Astoria New York's hotel rooms. Residents have the option to purchase B&B Italia furnishings in two color declinations ("Chiaro" and "Scuro"), and all apartments feature interiors by Jean-Louis Deniot, dedicated Concierge Closets for discreet deliveries, custom kitchens by Molteni&C, and elegant baths.
Residents have access to 50,000 square feet of exclusive amenities, including a 25-meter Starlight Pool with skylight, a state-of-the-art fitness center, men’s and women’s wellness lounges, a private theater with screen and stage, the Empire Club corporate suite, the Presidential Library and Bar, the Grand Salon, the Monte Carlo gaming room, and the landscaped Starlight Terrace with two outdoor kitchens and multiple seating areas overlooking Park Avenue. The Ritz-Carlton Residences Nomad is a collection of turnkey penthouses located on the uppermost floors of the Rafael Viñoly-designed hotel. Owners can stay up to 120 nights annually and have their residences expertly managed by the Ritz-Carlton when not in use.
All penthouses look out on "helicopter views" of the Manhattan skyline. Interiors feature 10' ceilings, Poliform kitchens with top-of-the-line Miele appliance suites, and lavish primary baths with deep soaking tubs and separate showers. Additional conveniences include Lutron panels for lighting and drapery control, in-unit Miele washers and dryers, and owner's closets for storing belongings when out of town. Additionally, as one penthouse listing notes, "The apartment is completely furnished and will come outfitted with every accessory provided by the Ritz."
Residents have access to the Ritz-Carlton's 24/7 concierge service as well as in-room dining curated by Michelin-starred chef Jose Andres, whose restaurants Zaytinya and Bazaar Meat are located in the hotel. They also enjoy access to hotel amenities like the 36th-floor Club Lounge, the wellness floor with fitness center and Ritz-Carlton Spa, the rooftop bar, and various event spaces throughout.
