Across northwest Brooklyn neighborhoods, the condo market is modestly higher in 2026 compared to last year. The median condo sale price is up 2%, from $1.175M in 2025 to $1.2M in 2026, while the average price per square foot increased from about $1,359 to $1,384. The strongest median-price gains were in Crown Heights, Carroll Gardens, Greenpoint, and Bedford-Stuyvesant.
The most active 2026 markets were the fairly large neighborhoods of Williamsburg and Park Slope. On a price-per-square-foot basis, the priciest submarkets were Greenpoint, Brooklyn Heights, Boerum Hill, and DUMBO, all averaging roughly $1,480 per square foot or higher.

The number of condo closings were down through the first half of the year versus the same period in 2025. However, the number of signed contracts is up 15%, suggesting that buyer demand has picked up since earlier in the year. Supply has opened up at the lower end of the market, but listings over $1 million and larger three-bedroom-plus homes remain limited.

Amenities will include a 63' indoor swimming pool, four padel courts, multiple children's playrooms, a private jazz club, and a BONDST restaurant.

A recently begun residential conversion represents the latest chapter for the historic hotel at 98 Bossert Street in the Brooklyn Heights Historic District. During its time as "the Waldorf Astoria of Brooklyn," Hotel Bossert was famous for its Marine Roof Supper Club bar, and hosted the Brooklyn Dodgers' World Series celebration in 1955. The Jehovah's Witnesses took over the building in 1983, but sold it in 2012. It has since changed hands again, and is set to house luxury residential units and the first Brooklyn restaurant by Danny Meyer's Union Square Hospitality Group.

An upper-level amenity suite will include a rooftop terrace with outdoor pool, and additional conveniences will include bike storage and on-site parking.
