Almost exactly halfway through February 2025, the Presidents' Day federal holiday fell on Monday, February 17. This abbreviated the business week and resulted in fewer sales being recorded during this time by default, but some notable buildings still logged high-priced sales that set new superlatives for Manhattan.
At the Rosario Candela-designed 740 Park Avenue, which is widely considered one of New York's most prestigious cooperatives, Residence #4/5B closed for $45,000,000 in the top sale of the week and Manhattan's sixteenth highest co-op sale on record. Public records list the seller as a trust linked to philanthropist Julia Koch, whose summer 2022 purchase of Microsoft co-founder Paul Allen's penthouse at 4 East 66th Street for $101 million, set the record for most expensive co-op ever sold in the city.

The Real Deal announced the sale and noted that Ms. Koch's late husband, David Koch, bought the apartment for $17 million in 2004. The buyer did not conduct the transaction by name, but has been identified as hedge fund executive Ken Griffin, whose real estate holdings include the most expensive home in the United States at 220 Central Park South (h/t The Wall Street Journal).
Park Avenue
As last week's top sales show, the prestige, history, and proportions of Park Avenue cooperatives still command respect among luxury buyers. At The Yosemite, an apartment building designed by J.E.R. Carpenter and located down the street from 740 Park Avenue, the full-floor Residence #10EW closed for an even $18,000,000. While just short of the $18.8 million ask when it entered contract in October 2024, this was still high enough for the week's second-highest co-op sale and fourth-highest overall.


Meanwhile, Downtown neighborhoods have risen in popularity, esteem, and price — a CityRealty analysis found that nearly half of the 25 most expensive transactions south of 30th Street took place over the last five years. Indeed, Ms. Koch's apartment had last week's top sale by a small margin. The penthouse at 67 Vestry Street closed for $41,400,000 in the week's top condo sale and second-highest overall.

When the penthouse entered contract with a $48 million ask in January 2025, it was speculated that it would wind up among the ten most expensive sales Downtown. While the unit sold for a $6.6M discount, it still holds the distinction of Downtown's twentieth most expensive sale on record.

67 Vestry Street is a warehouse turned condominium, and the week's next-highest sale took place in another downtown development that marries history with new construction: The six-building Greenwich Lane complex is the residential redevelopment of the historic St. Vincent's Hospital in the Village, and Residence #6A at 155 West 11th Street closed for $19,422,500, the third highest price of the week.

While slightly below the ask when it entered contract in December 2024, public records show that the sellers still make a profit, having bought it from the sponsor for $13,522,992 in September 2016. They are identified as finance executive Robert Gendelman and his wife, acclaimed interior designer Stacey Gendelman. The buyer is listed as an LLC.
