The week of October 13-19, 2025 included the Indigenous People's Day/Columbus Day federal holiday on Monday, October 13. With government offices and some businesses being closed for the day, fewer Manhattan residential sales were recorded week-over-week by default. This couldn't help but bring down the aggregate dollar amount as well, but the number of closed sales over $10 million tripled during this time.
In sharp contrast to last week, when units in converted Downtown buildings dominated the top sales, only one of this week's top five recorded sales took place in a Downtown neighborhood. However, that sale was the highest-priced of the week. Public records list biotechnology executive Kristian Humer as the seller of Residence #4G at 155 West 11th Street, a newly constructed building in The Greenwich Lane complex. The $15.95 million closing price is below the $17.5 million ask when it entered contract in August 2025, but nearly twice the $8.88 million Mr. Humer paid when he bought it from the sponsor in June 2016.

It was trailed by two units in new development condos on Manhattan's West Side that both closed for over $12 million. Penthouse C at ONE11 Residences, the condo component on top of Thompson Central Park New York near Billionaires' Row, closed for $12.3 million. This was the second-highest sale of the week, but comes in $2.65 million below the ask when it entered contract in July 2025. The four-bedroom duplex has a private terrace off the living room and is topped with a private roof terrace.
With this sale, ONE11 Residences is nearly 95% sold. Remaining availabilities range from a one-bedroom for $2.15 million to a two-bedroom for $4.5 million.

A short distance away, Residence #3D at 50 West 66th Street was not far behind with a closing price over $12.01 million. The House Residence in the building's podium has five bedrooms, five and a half bathrooms, and a large private terrace. Many units in the podium are sold or in contract, and the entire building is reportedly over 70% sold.
Further uptown, Etsy CEO Josh Silverman is listed as the seller of Residence #3A at 101 West 78th Street, which closed for $8.37 million in the fifth-highest sale of the week. He initially sought $12 million for the four-bedroom apartment in April 2022, and it was on and off the sales and rental markets at various price points before entering contract with an $8.65 million ask in July 2025. Mr. Silverman has ultimately taken a loss, having bought the apartment for $10.5 million in June 2018.
